The Conco Companies is providing a full range of concrete services on “Building C,” a part of the Village at Totem Lake redevelopment project in Kirkland, WA. The development company is CenterCal Properties LLC, who describes the project as “a lifestyle center with a village feel.” The General Contractor is Venture GC, the architect is GBD Architects and the structural engineer is DCI Engineers. Building C, a turnkey concrete package, is Phase II of the project: a 265,000 square foot building that will offer street-level retail and restaurant space as well as upper-level residential units.
Conco’s job responsibilities include providing concrete pumping, reinforcement, formwork, and finishing services along with professional construction hauling services. We started work this August and expect to be finished in about 10 months. One particular challenge of the project is that the construction site is right next to an active shopping mall. Therefore, we are carefully planning before we bring in the multiple placing booms the job requires.
The redevelopment project is a welcomed improvement to the area as the original Totem Lake Mall, built in 1973, was outdated and in varying states of neglect and vacancies. In fact, a Puget Sound Business Journal article from 2015 noted that the original Totem Lake Mall could be considered “the most tired-looking big property in Kirkland.”
The Village at Totem Lake development is expected to be finished by the end of 2018 or the beginning of 2019 and will include a park, retail shops, restaurants, 850 high-end apartments, and a state-of-the-art luxury movie theater. The mall already has commitments from two tenants, Whole Foods and Trader Joe’s, both of which are located in Phase I and are scheduled to open in the fall of 2017.
