The four-block area in the Bunker Hill district of downtown Los Angeles on which The Grand project construction has commenced has been the site of much envisioning, planning, and development over the past 17 years. Once fully completed, the multi-part redevelopment initiative seeks to create a cultural corridor with residences, arts complexes, and retail space. Those involved in the ambitious project, from the city mayor to the architect Frank Gehry to the Los Angeles commercial concrete contractors who built these project, all with the hope to create a cultural hub that invites Los Angeles residents to live, linger, and take in all the downtown neighborhood has to offer.

The Capstone of a Cultural Corridor

The Grand project began construction in May 2019 and will be the capstone in a years-long revitalization and redevelopment initiative for the Bunker Hill district, a joint effort led by private developers and the City and County of Los Angeles. The initiative has already seen several components completed, including the Emerson apartment tower and Grand Park, as well as multiple important cultural institutions such as the Broad Museum, the Grand Avenue branch of the Museum of Contemporary Art, and the Disney Concert Hall. Like the Disney Concert Hall, The Grand is designed by renowned architect Frank Gehry who conceived of the two structures complementing and “talk[ing] to each other” while artfully interacting with the surrounding skyline. As the final component in the redevelopment initiative, The Grand will bring more residences, the Equinox hotel, retail space, and public open space.

The Grand’s Scale

The Grand will feature two immense towers: a 39 story residential tower and a 20 story Equinox Hotel. The vertical surfaces of the towers are broken up and staggered to create a multi-tiered appearance to the towers, which will also be composed of different materials at different levels, such as metallic cladding and vast expanses of glass. The residential tower will have over 400 units with over 80 units set aside for low-income residents, while the Equinox hotel boasts 309 guest rooms. The two towers will be connected by a large central courtyard where public art will be displayed and this outdoor public area will be ringed with 176,000 square feet of retail space that also connects to the sidewalk. After years of anticipation for the commencement of construction, The Grand project has a fast schedule and is relying on contractors that can keep pace while delivering quality outcomes that match the ambitious vision of the project. Conco is providing a wide range of concrete services for The Asher, a 900,000 sq. ft. multi-family development.  This includes concrete pumping, reinforcement, formwork, finishing, construction trucking as well as shotcrete services. Conco is pleased to be working with project developer Carmel Partners. The engineer, CKC Structural Engineers, was also recently recognized with the Concrete Reinforcing Steel Institute 2018 Honors Design and Construction Award for Tower 12 in Seattle.  The Asher, situated on a 12.6 acre site, is scheduled to be completed in 2019.

The two, four-story buildings of The Asher will have a total of 632 open floor plan units in Fremont, CA. The wrapped style buildings will feature private patios and balconies with glass or custom wood railings in all units. Each building will also be paired with an above-grade parking structure, totaling 480,000 sq. ft. and 1,200 parking spaces. The South Garage will also feature an 18,000 sq. ft. roof deck on the sixth level, including a pool, bowling alley, and fitness room. The project’s unique shape and orientations includes several landscaped courtyards, effectively creating spaces for smaller communities within the larger development.

The long spans needed in the spacious amenity areas were accommodated by utilizing a concrete post-tensioned slab which was integrated into the light frame structure. This maximized flexibility of the space by minimizing the internal columns needed. The site also had soil issues which were ultimately solved using a shallow foundation system below the parking structure and a post-tension foundation below the residential structure. The two structures have significantly different weights and so it was necessary to balance these foundation systems to minimize differential settlement.

1314 Franklin Update - The Conco Companies

The Conco Companies is providing a full range of concrete services on 1314 Franklin Street. Developed by Carmel Partners, this will be Oakland’s largest residential building ever. For Conco, this project includes concrete pumping, formwork, and finishing as well as construction trucking and shotcrete services.

The 40-story building will be on top of a seven-floor podium totaling 633 residential units and about 17,000 sq. ft. of retail space. Situated across from the historic Oakland Tribune building, Carmel Partners will be giving local businesses a first look at the building’s retail space, and provide between 27 and 54 affordable housing for the project.  The unit mix for the residential tower is a single studio apartment, approximately 66% one-bedroom, and 34% two-bedroom units. The unit mix for the residential podium is approximately 9% student, 64% one-bedroom and 27% two-bedroom units.

The tower and podium will sit on a five-story parking garage with two stories below grade. The 404 foot tall residential tower will contain approximately 789,355 sq. ft. gross area with primary frontage and entry along Franklin and 14th streets. The fourth level rooftop above the parking structure contains a landscaped area, outdoor pool, and associated interior amenity spaces for residents. Level 40 contains interior amenity spaces and exterior landscaped terrace. The rooftop amenity spaces have direct access via a shuttle elevator from level 40 to the rooftop deck amenity area where there will also be a pool.

The space currently is a replacing a two-story parking garage, which has been there for decades, but was once the site of Contra Costa Academy. Founded by Henry Durant, the 16th mayor of Oakland, the academy later became the College of California before it was relocated to Berkeley and became the University of California. A historic marker at the garage will be relocated to the new building when it is completed.

For the 1532 Harrison Street development, Conco is providing a wide range of concrete services including concrete pumping, formwork, finishing, and shotcrete services. The project of three, seven-story buildings connected by a single level below grade parking structure is expected to ready for residents in March 2019. Conco is also excited to partner with BAR Architects and Macy Architecture, who was recently honored with a 2016 AIACC Residential Award. The project’s developer, Build, Inc., was recently named the 2018 Developer To Watch by San Francisco Business Journal.

The three buildings in the West SoMa neighborhood will have 136 mixed-use units, including 22 below market rate units, and will feature two 25-foot wide laneway gardens between the buildings. The underground garage will include 85 parking spaces as well as a dedicated, interior bicycle storage and maintenance area with 137 bicycle parking spaces. Of the ample space available in the buildings, 1,600 sq. ft. of the ground level space will be dedicated to retail and will boast spacious 16’2” tall ceilings. There is also a planned on-site cafe at the corner of 12th Street and Harrison, across from the historic Eagle Tavern.

While the location of the 1532 Harrison Street development has the additional appeal of being across the street from Eagle Plaza, a permanent public plaza and green space, the proximity of this space added complexity to the project for Conco and the architects. Throughout the planning and design process, they aimed to ensure that the green space would be maintained and fit with the new development. The area has been designated a “priority greening opportunity” by local committees, which was incorporated in the design of the generous gardens of the 1532 Harrison Street development. Additionally, the plaza will transform an underutilized street into a well-cared-for green, safe, and clean shared pedestrian way – ideal for relaxing, gathering, and celebrating. During the course of the project, Conco expects to place 4,100 cubic yards of concrete as well as provide shotcrete services as they work to create these new mixed-use residential buildings and green spaces.

In Conco’s work on the Jewish Home of San Francisco project, they will be providing concrete pumping, reinforcement, formwork, finishing, and shotcrete services, as well as construction trucking. The new Jewish Home community broke ground in the fall of 2016 and is expected to be completed in late 2018.

With 76 memory care units and 114 assisted living residential units, the $140 million, 270,000 sq. ft. new construction will dramatically expand the Jewish Homes facilities and service reach. The Jewish Home of San Francisco first opened its doors in 1891 to a dozen residents and since then has helped many more older adults to live, grow, and flourish in their community. Now the Jewish Home will be a centerpiece in the Excelsior community. President and CEO of the Jewish Home, Daniel Ruth, remarked on the exciting new project, saying, “With our location at the corner of Silver Avenue and Mission Street, we’re extremely proud to be the front door to Excelsior, and we’re proud of our history.”

The nine-acre campus was reimagined by Ankrom Moisan, the architecture firm recently honored by the Seattle Business magazine as one of its “100 Best Companies to Work For.” Ankrom Mosian’s design was inspired by the understanding that overall wellness can only be achieved when seniors’ social and emotional needs are met in addition to their physical ones. With this philosophy in mind, Ankrom Moisan helped the Jewish Home translate their vision into a campus design that promotes life-long learning, engagement with nature, and independence. The design ensures that wherever residents are on the campus – on a stroll, enjoying a meal, or in their rooms – they will never be far from experiencing nature’s rhythms.

During construction, Conco anticipates placing 19,000 cubic yards of concrete as well as providing shotcrete services. The new building is slated to recombine existing landscape areas into a series of three large parks that will revitalize the community and set the stage for a resort-like experience for residents. The project also includes a new auditorium, fitness areas, and art and library spaces.
