The Conco Companies is providing concrete services for The Mark, a 48-story high-rise tower in Seattle, WA that will consist of 528,000 sq. ft. of Class A+ office space, as well as a luxurious 189-room SLS hotel and spa. Conveniently located in the city’s central business district, the stunning beautifully designed tower will incorporate a wide range of “green” building features such as rain water management, photovoltaic glass and light pollution reduction. Scheduled for completion in April, 2017, the tower will bring to the area first-class office space that is highly divisible and offers 9’ 6” windows for natural light and spectacular views.

Concrete Pumping - The Mark

The 5,000 cubic yard mat foundation pour was completed in June, 2015 and required approximately 500 truckloads of concrete over the course of the day. The project also includes a sub-level parking structure comprised of shotcrete perimeter walls and a concrete elevator core. As of May 2016, Levels 5-11 decks have been poured and the core poured to Level 35. When the elevator core reaches Level 35, the remainder of the building steel will be erected in one continuous phase.

The building’s unique geometric facade provides exterior seismic bracing for structural safety as well as column-free floor plates. Unobstructed by columns or bracing, the 13’ 6” floor-to-floor heights will allow for individualized, open plans or heavy build-outs. The Mark is seeking LEED Gold Certification.  

The SLS hotel will be a collaborative effort from the Founder and CEO Sam Nazarian, renowned designer Philippe Starck, and chef James Beard. The hotel will also include 15,000 sq. ft. of meeting space, a 5,000 sq. ft. ballroom, sky lounge and two restaurants. Adjacent to the SLS Hotel are two historic buildings. A century-old sanctuary building, the First United Methodist Church, and the Rainier Club. Founded in 1888, the Rainer Club has occupied their current building since 1904.

The Conco Companies’ “one stop” shop approach is being fully utilized in the construction of the new 236,000 gross square foot office and retail building in San Jose, CA. The luxury Santana Row Lot 11 is being developed by Federal Realty and Westwood Development Partners with DevCon Construction serving as the General Contractor. The Class “A”, 6-story building’s highlights includes 13-foot ceilings, outdoor terraces, and an onsite café. There will also be a four-level underground parking garage comprised of 675-stalls.

Conco’s extensive scope of responsibilities takes full advantage of our broad range of expertise. For the Santana Row project, we will provide all of the pumping, formwork, reinforcing, stud rail fabrication, post tension, shotcrete, and belting services. In addition we will be employing our Direct Feed capabilities to save time and labor costs.

During the course of the project, we expect to finish 585,000 square feet of concrete as well as pump 26,000 cubic yards of concrete and 2,000 cubic yards of shotcrete. Furthermore, Conco will provide 5,000,000 lbs. of reinforcing steel and 240,000 lbs. of post-tensioning.

On schedule for completion in 2016, the impressive Santana Row Lot 11 offers a variety of amenities with its secure underground parking, proximity to Silicon Valley and the area’s many parks, restaurants, and luxury housing. The project is targeting LEED Gold certification with sustainable features such as the restoration of previously developed areas with native vegetation, a VRV mechanical system designed to achieve a 30% improvement over Title 24 and a high-quality indoor environment.

Well in advance of the building’s scheduled completion, Splunk, a leading data mining company headquartered in San Francisco, signed on to become the tenant. The move will provide Splunk with the opportunity to significantly increase their current Cupertino operations.

Conco is once again an essential part of a team that is constructing the new Kaiser San Leandro Medical Center by providing concrete services.  The facility is scheduled to open this year.  The overall project consists of 740,000 sq. ft. of new construction, which includes a six-story, 436,000 sq. ft. hospital with 264 licensed, acute-care beds.  The Medical Center will also have a new central 30,000 sq. ft. utility plant to house the mechanical and electrical equipment.

Conco Concrete - Kaiser San Leandro CA

The plan calls for an abundance of surface parking for up to 2,100 vehicles, and a 275,000 sq. ft. Hospital Support Building that is connected to the main hospital. The 63 acre lot is located just off the freeway, which makes it highly accessible, and the new Center will be a replacement for the old Kaiser Hayward Hospital.  Since the new construction covers only 30 acres, there is plenty of opportunity to showcase the scenic rolling hills on the property.

This is Kaiser’s eighth template hospital, and while it is still constructed to be site-specific, it reduces building costs by approximately $89 less per sq. ft.  The project is designed by Hawley Peterson & Snyder in association with AECOM partner, Ellerbe Becket.  The general contractor for the Medical Center is Rudolph & Sletton, Inc. and the engineer is Rutherford & Chekene.  This is Rudolph & Sletton’s third hospital project they have worked on with Kaiser over the last few years.  According to their website, “This ‘second generation’ template hospital, which reflects Kaiser Permanente’s program to establish standardized, yet customizable, state-of-the-art models for design and construction of its hospitals, includes the latest technology for patient care and support.”

Conco performed all of the structural concrete work for the project and belted and placed more than 18,000 tons of aggregate underslab material.  In addition, the project incorporated sustainable design features based on the Green Guide for Healthcare as well as environmentally responsible purchasing.  A prime example is during the demolition of the old building on the property; close to 97% of all waste was recycled on-site including grinding up old concrete.  It was used in the soil mixture process and for fill and pavement base.  It is estimated that 98,000 tons of construction waste material was diverted from landfills.

Conco is seeing an increase in building projects coming out of the ground and being planned for the near future.  To help us meet the demand, we have made significant capital investments to increase capacity at our rebar fabrication facilities and purchased new equipment.  We have also expanded our geographic footprint which now includes having a large presence in Washington State.

 815 Pine Seattle - Conco Pumping

One of the projects we are involved with there is 815 Pine, a luxury, 40-story apartment building adjacent to the historic Paramount Theatre in downtown Seattle.  The Pines is the tallest residential tower to be built in the downtown area in the last several years.  It is expected to open for early occupancy in November 2014 and should be completely finished by April of 2015.

The building is being constructed by the Holland Partner Group, and as part of the team, Conco will perform the concrete services.  The job involves doing all of the cast-in-place concrete, rebar, formwork, shotcrete and concrete pumping for this signature property.

Since the location of the building is right in the heart of downtown Seattle, the small footprint with a minimal lay-down area and a five-day form cycle presents some challenges.  To ensure jobsite safety and to meet the aggressive schedule, Conco will use a perimeter protection system as well as a perimeter netting system.

Once completed, 815 Pine will have 386 apartments with 265 parking stalls on 9 levels.  Apartments will vary from 450-square-foot studios to 1,250-square-foot three-bedroom units, and in the New York tradition, will have a 24-hour doorman.  The total size of the building is 488,193 gross square feet, and is designed and constructed to achieve LEED Silver status.

Another interesting project that Conco has been involved in recently is the renovation of the Los Angeles Hall of Justice.  The building, which was constructed in 1925, is a perfect example of how smart solutions were necessary to save the project.  Our collective expertise, experience and cost-effective techniques were put to good use.

The building was heavily damaged, and consequently completely abandoned after the 1994 Northridge Earthquake.  Plans for the renovation had been discussed for many years before anything happened.  Finally the County of Los Angeles awarded Clark Construction Group California along with design partner AC Martin the Hall of Justice Repair and Reuse Project.  Work began in early 2012 and is expected to be completed sometime in 2014.

Conco’s scope of work includes all of the shotcrete, concrete, and rebar.  We are also resurfacing the entire existing floor surfaces in the Hall of Justice’s structure and constructing a new 9 story, 1,000 car parking structure on the same site.

Using shotcrete means the walls can be constructed faster and with less material to save both time and money, which is exactly what the renovation of the Hall of Justice needed.  It is the method of applying concrete pneumatically through a high pressure nozzle and offers an economic advantage over typical cast-in-place concrete with reduced forming needed.  The structural retrofit would have been economically impossible without the use of shotcrete.

The L.A. Hall of Justice has a rich history with all sorts of interesting and notorious visitors that have come through the doors.  According to Wikipedia, the building was used in scenes on Perry Mason, Dragnet, and Get Smart.  For years, it was the primary county jail housing such infamous prisoners as Charles Mason and Sirhan Sirhan.  A cell block that includes the area where Charles Manson’s was kept will be left as a new interpretive center.
