The Conco Companies were awarded the concrete contract for a high-end condominium project that is currently under construction in the heart of Pacific Heights in San Francisco. The LuXe is a 34-unit condominium that is being developed by Belrich Partners, LLC and led by the marketing firm of Pillar Capital. Forum Design, an award-winning architectural firm, designed the building with a clean, but warm, modern aesthetic. The general contractor is Centrix Builders and Dolman Consulting Engineers is the structural engineer. The project broke ground in March, 2014 and is scheduled to be finished by the end of 2015.

Just recently the Topping-Off Ceremony was held on March 20th for the 7-story, 73 foot tall building. Conco’s responsibilities on the project are to provide all of the concrete pumping and reinforcement services for the project. In addition we are constructing two subterranean floors that will contain 49 parking spaces for the condo’s residents.

The LuXe will feature elegant, large floor-to-ceiling windows and spectacular views of the city and the surrounding bay. The luxury condominiums’ interiors will be filled with amenities such as wood paneling and designer finishes. Sales for the units will begin sometime this Spring.

The new condominiums are just a small start to help improve San Francisco’s housing shortage. A recent Zillow report shows that the city has granted only 193 new housing units permits for every new 1,000 residents. Paragon Real Estate also indicates much the same thing in their report. It shows San Francisco has had a population growth of more than 45,000 residents since 2010 but has only built 7,500 new housing units.

The De La Salle High School STREAM Innovation Center in Concord, California is currently under construction. STREAM stands for Science, Technology, Robotics, Engineering, Arts and Mathematics. When completed, it will be a state-of-the-art integrated complex for the high school students to pursue learning across the sciences and humanities. Construction on the multi-disciplinary building was started in June, 2014 and the Center is scheduled to open August, 2015.

The Conco Companies are providing all of the concrete and reinforcement services for the $20.5 million construction project. The contractor on the 27,288 square foot, 2-story building is Cahill Contractors, Inc., a local Bay Area firm with experience across many markets and types of construction. The architect is Ratcliff Architects, who are recognized for their state of the art campus designs that integrate sustainability as a central element in the design process. The new Center will incorporate both “green” design and construction.

While this may not be one of Conco’s largest projects, it certainly ranks as one of the most important construction projects that we have had the privilege to be a part of. According to De La Salle H.S., The STREAM Innovation Center will help students prepare for a global job market that will look much different in 10, 20, and 30 years from now. The Center will help them to expand teaching and learning opportunities and allow the school to increase their Robotics course offerings. The state-of-the-art laboratories will improve the integration of technology as well as provide the space to offer more science electives.

The Conco Companies were awarded the complete concrete and reinforcement contract on a new luxury, multi-family apartment building in Walnut Creek, CA. The Arroyo is scheduled to open for occupancy in the summer of 2015.

The Class A-designed structure of concrete and steel will offer superior acoustic quality when compared to similar wood-frame buildings in the area. The Arroyos is part of the holdings of the Hall Equities Group (HEG). The architect on the project is Loving & Campos Architects, renowned for award-winning planning and design services. The landscape architect is Camp & Camp Associates and the civil engineer is Kier & Wright. Farmers & Merchants Bank is the construction lender.  

Conco brings our expertise and vast experience to the extensive concrete and reinforcement services for this 6-story building that consists of 162,064+/- SF of total gross floor space. Also included in the project are two levels of gated parking with 135 spaces below the structure.  The project sits on a 1-acre site.

The 100 unit apartment building will offer 4 studio, 56 one-bedroom, and 40 two-bedroom units. Amenities include beautifully landscaped courtyards, a high-quality fitness center and 360-degree views of downtown and Mt. Diablo State Park. The rooftop features a terrace with an outdoor infinity-edge swimming pool, comfortable lounges and outdoor theatre space with stadium seating.

The Arroyo reflects a new trend in urban housing that is attracting people from distant suburbs and bringing them back into cities where they can easily walk or bike to jobs, stores, restaurants, mass transit or other activities. The new building is located a short walk from Walnut Creek’s Civic Park, home to a popular seasonal ice skating arena, the public library, and numerous shops and restaurants that are part of the core downtown area. The Walnut Creek BART Station is three blocks east of The Arroyo.

The reality is that tight construction schedules demand coordination between building trades if a project is to be successful. With the recent uptick in building activity, this task has become increasingly more difficult for both the developer and the general contractor.

The advantages of this approach are clear. As business improves, companies are stretched thin as subcontractors must move their crews between several different projects. A single day delay by one subcontractor can delay the work of others by a week or more as each subcontractor has committed crews and resources to other projects. Nowhere is the need as critical as with concrete and rebar. Concrete cannot be poured until rebar is complete and demanding schedules mandate minimal delay between rebar inspection and pouring concrete. When one company controls both aspects, the chances of success are greatly increased. Some key benefits of a combined solution include:

A job in the construction industry is a great career choice for young men and women and an ironworker is one of those highly-skilled positions.  To get started, an interested candidate should contact their local iron workers union about apprenticeship training programs available in the area.  You may not be aware that the Iron Workers Union actively seeks to encourage and recruit women into the field and report that they have almost 2,000 active members.

An apprenticeship is done on-the-job so you have the opportunity to work alongside journeymen ironworkers.  There is also a classroom component where an apprentice must attend approximately 160 hours of classes per year over a period of four years.  During the apprenticeship period, an ironworker’s salary starts at about half of that as a journeyman’s wage and increases with experience.  Once an apprentice successfully completes the four year program, they become a journeyman ironworker and receive full pay.

Like other construction work, ironworkers must be physically able to perform all the duties of the job.  The work can be challenging and the Iron Workers Union states that applicants must be willing to work in high places, have a good sense of balance, and be alert for potential danger to themselves and others.  Comprehensive safety training is included in the classroom portion of the program.  In addition an apprentice must be able to follow directions and work well with others.

Ironworkers are involved in many aspects of a construction project.  At Conco, workers perform all reinforcing work in connection with field fabrication, including but not limited to the pre-assembly of reinforcing cages, loading and unloading, handling, racking, sorting, cutting, bending, hoisting, and the intermittent use of forklifts.
