The Conco Companies is providing concrete services on the Alta Burnside project in downtown Portland, Oregon. During construction, services include concrete pumping, reinforcement, formwork, and shotcrete.

Located at 1638 W Burnside St, this 154,480 sq foot mixed-use building is being constructed by Pavilion Construction under the direction of Wood Partners. Alta Burnside includes 6,000 square feet of retail on the first floor, 138 residential units, and an underground parking garage. Add the wraparound terrace to its predominantly glass and brick walls, and you will see that this is an impressive building. Best of all, it is in a popular Portland neighborhood near the Providence Park Stadium.

Construction began in July 2018, and presented a unique challenge. The footprint of Alta Burnside was originally occupied by other buildings. Architect Ankrom Moisan had the unique challenge of designing a building to fit into this tight space. Conco, in turn, had to work very carefully with the excavation contractor to ensure scheduling constraints were met.

Conco worked with KPFF Consulting Engineers to select the correct concrete chemistry and specifications during the planning period. As commercial concrete contractors servicing Portland & Southern Washington, Conco is proud to have participated in this urban renewal project.

The Marriott Hotel is slated to open a new franchise, the Moxy Hotel in Portland, in the Pearl District in summer of 2020. Construction began in June 2019 on the new project and promises to bring a unique, contemporary take on the hotel experience to the lively neighborhood in downtown Portland. Several notable groups have come together to develop and execute the project, including development company Graves Hospitality, DLR Group Architecture, and Portland commercial concrete contractors The Conco Companies.

As a new franchise from the well-known Marriott Hotel, the Moxy Hotel is looking to attract a new sector of hotel guests. A Challenging Site for The Moxy Hotel

This exciting project is not only unique in its vision, but also in its dimensions. Situated on less than a quarter of a block, the 12-story hotel has a dainty building footprint. Benjamin Graves, the president and CEO of Graves Hospitality said of the project, “We’re creating an amazing addition to this neighborhood by defying the unthinkable and building 71,232 square feet of ground-up construction on an incredibly compact 7,500 square foot site.” In order to overcome this challenge of construction, the Conco Companies was brought on to provide an array of concrete services. The Conco Companies is providing a full range of concrete services on a 12-story, 145-foot tall mixed-use building in Portland, OR. The Modera Glisan will offer 291 residential units on the upper floors and retail and commercial space at ground level that will face all four adjacent streets. In addition, the Modera Glisan will have an underground parking garage with an estimated 223 parking spots as well as long-term parking for 445 bicycles. Materials for the exterior will include granite colored brick, a metal panel in two colors, an aluminum storefront, and glass balcony railings.

The project is being developed by the Mill Creek Resident Trust Company and the G.C. is MCRT PNW Construction, LLC. The architect is SERA Design and Architecture, Inc. and KPFF is the structural engineer.

Conco’s duties will include concrete pumping, reinforcement, formwork, finishing, shotcrete, and formwork. As the job requires an aggressive schedule, we will need to use multiple placing booms.

In addition to the Modera Glisan, Conco has just started another high-rise project directly across the street called 14^th & Glisan that is being developed by the Holland Partner Group. We are extremely pleased to have secured two such high profile projects in the area as we just officially opened our Portland office in April of this year. Also, this will be our first turn-key project with a new client.

The project site encompasses three-quarters of the block of NW Glisan St., 14th Ave, Hoyt St. and 15th. The L-shaped Modera Glisan will wrap around the historic Fire Station #3, which will remain on the site and be extensively renovated including seismic upgrades. Along Hoyt St, the building will be the full 12-stories high but drop to 10 stories along 14^th to blend in with the nearby Historic District. The high-rise will also offer an exterior terrace on top of the 10^th story that includes a pool, fire pit, outdoor kitchen, and hammocks. At the 12 floor, there will be a common room as well and another terrace.

The Conco Companies is providing a full range of concrete services for a new 16-story, mixed-use building project that is just getting underway in Portland, OR. The 14 & Glisan high-rise will be comprised of 230 residential units and approximately 4,285 square feet of ground floor retail space. The materials proposed for the tower’s exterior includes pre-cast concrete panel, brick veneer, aluminum storefront glazing and a unitized window wall system. The project also includes three levels of below grade parking to accommodate 201 vehicles.

The project is being developed by the Holland Partner Group and Holland Construction is serving as the General Contractor. The firm of Ankrom Moisan is the architect and the structural engineer is CKC Structural Engineers. The project is expected to be completed by late 2018.

Conco will shortly begin work on the building and will provide concrete pumping, reinforcement, formwork, shotcrete, and finishing. We expect our part of the job to take approximately 10 months during which we will place 16,000 cubic yards of concrete. Along with providing extensive concrete services for the 14 & Glisan tower, we also recently started on another high-rise, the Modera Glisan, directly across the street that is being developed by the Mill Creek Resident Trust Company.

Since the 14 & Glisan tower is located near a historic district, the side of the building facing the older architecture steps down in height so as not to dwarf the lower buildings. The architects explain that “the concept of the building is derived from the character of the surrounding district,” and evokes both the simplicity and mass of the buildings adjacent to the site. The more modern looking glassy top complements much of the rest of the Portland skyline that is comprised of newer, modern-looking towers.
