An Evolution by the Riverside

The waterfront district in downtown Vancouver, Washington has taken many shapes during its lifetime. Once a hub of lumber mills and shipping depots in the 19th century, then a set of shipyards in the early and mid-20th century that produced ships for World Wars I and II, and lastly the home to a paper mill that closed in the 1990s – this industrial area next to the Columbia River has undergone many iterations. None, however, have been quite as dramatic a shift as the district’s newest conception: The Waterfront Vancouver. The Waterfront Vancouver is a massive redevelopment and revitalization project that has turned this industrial area into a bustling mixed-use development that includes residential, commercial, and retail space.

Among the many new buildings rising along the river are Hotel Indigo and Kirkland Tower, the largest project to date in the development. The $100 million project includes not only the four-star, eight-story hotel and the 12-story residential tower with condominiums, but also 17,000 square feet of retail space and multiple high-end dining facilities. Hotel Indigo boasts luxe amenities such as concierge services, valet, dry cleaning, and a dog-washing station, while Kirkland Tower will feature one-, two-, and three-bedroom condos, where residents can also utilize the amenities of the hotel.

Comprehensive Concrete Services for a Large-Scale Project

To begin construction on the project, the Conco Companies provided a 33,357 square foot concrete mat foundation ranging in thickness from four feet to just under six feet and designed to contend with the high water table at the waterfront. In addition to the foundation, Conco will also provide two concrete stair cores and an elevator core, as well as the decks. With the target top-out date of mid-December 2019, Conco is completing one deck pour every 4-5 days, with each deck up to the eighth level requiring three pours to finish. Altogether, Conco will provide the concrete pumping and finishing, concrete reinforcement, concrete formwork, and shotcrete services for the massive project.

8) Elevated Decks - Block 4 Indigo Tower

The Grand is an immense, much anticipated mixed-use development project in the Los Angeles neighborhood of Bunker Hill that commenced construction in May 2019. To kick off the project, Los Angeles commercial concrete contractors, The Conco Companies delivered an impressive demonstration of its skills and expertise. For the first of the two towers to be erected for the project, Conco provided the second-largest continuous casting of a foundation in Los Angeles in a mere 15 hours. The project with the top honors in this category and the recipient of Guinness World Record recognition in 2014 was the Wilshire Grand Center, also completed by Conco.

The metrics for the foundation mat pour of this 39-story residential tower designed by Frank Gehry are staggering: 140 skilled Conco employees placed 13,275 cubic yards of concrete at an approximate rate of 1,000 cubic yards per hour. The 39,303 square foot concrete mat varies in thickness from 6 feet to 12 feet and weighs roughly 27,000 tons. Throughout the 15-hour mat pour, eight state-of-the-art concrete pumps worked to pump and place the concrete while 1,348 truck trips to six batch plants were completed.

In addition to the speed of its service delivery and the seamless coordination with multiple stakeholders such as developer Related Companies, the Los Angeles City Council, and the Department of Transportation, Conco also achieved the feat of zero injuries during this first phase of the project. The Conco Companies’ proprietary foam concrete Confoam^TM is a lightweight and versatile fill material that can be used in a multitude of applications. Confoam^TM is a cement-based slurry with a high percentage of foam entrained in plastic mortar which can be customized to meet the needs of each application. This low-density, highly flowable material can be used for swimming pool and trench backfill, as a substitute for permeable or mud under slab, and as a substitute for some EPS foam applications. Additionally, Confoam^TM can be engineered for use as fill against existing structures or behind shotcrete walls. Every year, the Southern California Contractors Association (SCCA) hosts its annual Safety Awards to recognize the achievements of those in the industry working to create safer, accident-free working environments and job sites. This year’s Safety Awards were held at the Phoenix Club in Anaheim, CA and looked back at all SCCA’s members accomplished in 2018. Los Angeles commercial concrete contractors and other contractors from across the region were in attendance, including The Conco Companies, who walked away with the Zero Accident 2018 award that evening.

Obtaining and maintaining an accident-free record is not an easy feat, as OSHA reports the average rate of recordable incidents within the industry to be multiple incidents per year, per contractor. Conco has worked to mitigate this risk within its own range of concrete services by utilizing a thorough accident prevention program and promoting the vision and initiatives of its safety teams. This combination of diligent safety practices and innovation helped make Conco a worthy candidate for industry recognition at the 2019 Safety Awards.

Tacoma Convention Center Hotel Update - The Conco Companies

“This estimated $150 million hotel and mixed-use project will contribute to downtown Tacoma’s renaissance significantly,” according to a city staff report. “It is one of the first major foreign direct investments on publicly owned land in Tacoma. The project will generate substantial tax revenue, create about 1,000 construction jobs and at least 200 full-time jobs, and enable the GTCC to attract larger conventions to enhance Tacoma’s economic vitality.”

The Tacoma Convention Center Hotel, developed by Yareton Investment & Management, will offer 300 rooms in a new Mariott branded hotel and retail spaces. Expected to open in 2020, the 4-star hotel will rise 23 stories, include 304 guest rooms, and will be connected to the Greater Tacoma Convention Center. It will also feature a 10,000 square foot grand ballroom, retail space, and other function rooms. The hotel will serve as the anchor hotel for the convention center, which has struggled recently to land larger convention and trade shows because of the lack of nearby hotel rooms.

The Conco Companies NW Division is working a 7-day cycle in the tower, pouring the vertical the same day as the slab is poured, with a self-climbing core form system (supplied by FCI). The tower portion, consisting of the hotel, continues to L23 + a cantilevered concrete roof. The project will utilize 5,550,000 lbs. of rebar, 25,000 cubic yards of concrete, and 430,000 linear feet of post tension cables. Conco is scheduled to pour-out the project by June 2019.
