The Conco Companies will begin work on the new Tacoma Convention Center Hotel in August and we expect our part of the project to take approximately 17 months to complete. The $20 million mixed-use high-rise is located on a Tacoma City-owned site that adjoins the Greater Tacoma Trade and Convention Center and will include condominium and retail space in addition to a 300-room Marriott Hotel. The development company is Yareton Investment & Management LLC and the General Contractor is Absher. Ankrom Moisan Architects, Inc. is the architect and the structural engineer is PCS Structural Solutions.

Conco’s range of services will include concrete pumping, reinforcement, formwork, shotcrete, and finishing. Since the new hotel connects to the existing Convention Center and is an active site, one of our challenges involves safely and efficiently setting up the several placing booms that are required for the job. Our crew will also use a self-climbing core form system provided by FCI that allows us to increase productivity and meet tight timelines.

As the project will be the largest one in the city, Conco was selected for the job due to our extensive portfolio and experience with very large projects as well as our ability to handle an aggressive schedule. Moreover one of our first projects in the Northwest was for the Tacoma Marriott Hotel in 2004, which is located across the street from the new job site.

Designed to enhance the conference amenities currently available in the city, the new Convention Center Hotel includes a 10,000 sq. ft. grand ballroom as well as 9,000 sq. ft. of other function rooms within the hotel. A grand promenade will connect the new building to the Tacoma Convention Center and offers regional views of the area including Mt. Rainer. Scheduled to open in the summer of 2019, the tower will be the second tallest building in the city.

Update on 970 Denny

The Conco Companies is providing a wide range of concrete services for 970 Denny, a 40-story apartment building currently under construction in the South Lake Union neighborhood in Seattle, Washington. To date, we recently completed placing the Level 20 deck.

970 Denny Update - The Conco Companies

As of June 16, 2017, core and columns are being placed concurrent with deck (i.e., levels 19-20). We are operating on a five-day deck cycle, with 11 consecutive five-day cycles completed. We anticipate completing Level 40 by mid-November, R1 by Thanksgiving and topping out at R4 the first week of January 2018. Total concrete placed to date is just over 24K.

Along with placing each deck floor, we are concurrently constructing the core and columns with 386 steel fiber-reinforced concrete (SFRC) coupling beams to ensure the utmost safety in the quake-prone area. Our crew is busy executing five-day deck cycles and has already completed 11 consecutive cycles. Maintaining this schedule, we anticipate we will complete Level 40 by mid-November, R1 by Thanksgiving, and topping out the project at R4 by the first week in January, 2018.

The project is being developed by the Holland Partner Group and the general contractor is Holland Construction. The architect, Weber Thompson, describes the mixed-use project as a juxtaposing of a “modern, sleek and sculpted 440’ tall tower with a crisp podium structure that is carefully proportioned to blend with nearby industrial age warehouse structures.” Scheduled for completion by the summer of 2018, the building expects to receive LEED Silver certification.  

Update on Southport on Lake Washington

Another project Conco has been working on in nearby Renton, WA is the Southport on Lake Washington parking structure. This is our biggest Northwest project to date and we have already placed more than 40,000 cubic yards of concrete, which is just a little over half of the total amount of concrete we will use to complete the project.

We have placed over 40,000cy of concrete, and are just over 50% complete with total yardage poured on this project. To help reduce noise pollution in a residential area, we are using the Putzmeister 14000E high pressure trailer pump.

Furthermore, as the project is in the middle of a residential neighborhood, Conco is using our Putzmeister 14000E high pressure electric pump station to help reduce noise pollution. We are also using the efficient, lightweight Titan #6 pole shores for the high-bay decks. This is only the second project in the Northwest area that has used the Titan system for high shoring conditions. The structure’s design also includes 24-foot tall, single lift, round architectural columns.

We are proud to report that the Southport jobsite has been recognized by both the project owners and the GC for exceptional cleanliness and organization. Conco is also pleased to report that we have implemented our “top down and bottom up” innovative safety procedures that have resulted in a 6-month, injury-free 2017.

San Diego Airport - Conco Companies

One of the many projects The Conco Companies is involved with in the San Diego area is the Terminal 2 Parking Plaza for the San Diego International Airport. The $128 million parking structure will have three floors and offers approximately 3,000 parking stalls that will be within walking distance of Terminal 2. The project broke ground in September 2016 and is expected to be completed in the summer of 2018.

The new parking plaza, which will replace the existing surface parking lot, is being built up (3 floors) due to the small footprint of the airport. The architect on the project is Watry Design, a San Jose-based firm with a portfolio that includes designing 1,000 parking garages throughout the Western U.S. The general contractor for the project is Swinerton Builders. Conco’s extensive concrete services will include 30 plus M58 pours.

The new garage will be the first in San Diego Country to be outfitted with high-tech sensors that allow visitors to reserve and pay for a parking spot in advance through their smart phone. At the entrance of the parking structure, you will put in an access code and the app will guide you to a space and help you to find your car once you return.

Hedionda Lift Station

Another challenging project for Conco pumping is the Hedionda Lift Station for the City of Carlsbad. Pulice Construction, Inc. is the general contractor and this is the first time in many years that Conco has had the opportunity to work with the company on a water project. Along with the 33 MGD wastewater lift station, improvements include the installation of approximately two miles of new sewer pipeline.

We are proud to report that a few years after The Conco Companies expanded our pumping services in the San Diego area; we have experienced a rapid growth in business. Moreover we attribute much of our San Diego success to the hiring of Eric Brogren, who brings to Conco more than 25 years of experience in the area’s construction industry.

Eric started his career as a pump operator and went on to spend the last several years in pumping sales for the San Diego market. Since bringing Eric on board in February of 2014, Conco has opened a permanent yard in Escondido that houses our fleet of concrete pumps and operators and we are expanding operations.  With the addition of several new pumping contracts already on our schedule for 2017, we are increasing our resources to ensure optimal services to meet the needs of our customers.

One of our new projects includes the Mid-Coast Corridor Transit Project which will extend Trolley service from the Santa Fe Depot in Downtown San Diego to the University City community. The light rail project is being constructed by the Mid-Coast Transit Constructors (MCTC), which is a fully integrated joint venture of Stacy and Witbeck, Herzog and Skanska. The group was awarded a $921.8 million construction manager/general contractor contract from the San Diego Association of Governments (SANDAG). Conco Pumping is providing concrete pumping services under the direction of Malcolm Drilling, Condon-Johnson and Skanska.

The Mid-Coast Trolley will serve major activity centers such as Old Town, the University of California San Diego (UCSD), and Westfield UTC and is intended to improve travel options for residents, commuters, and visitors to jobs, schools, and our medical and retail centers. The project is expected to be completed in 2021.

Just one year ago, on November 8, 2015, The Conco Companies completed the 12,000 cubic-yard mat pour for the new Salesforce Tower and set a record for the largest continuously pumped foundation in San Francisco’s history. Now one year later, Conco is proud to report that we successfully completed the final core wall pour and have topped off the concrete portion of the 1,070’ office high-rise to officially make it the tallest building in San Francisco.

The video above is a timelapse depiction of the last full core wall lift. The self-climbing form system used at Salesforce Tower in San Francisco is a unique construction method that has allowed for a pour cycle, also known as a “lift”, to be completed once every 3 days. This self-climbing form system is secured to the existing concrete wall below. It then raises itself in increments of 15 feet. Each section of this system, exterior and interior, move independently of the others. The less complex exterior sections take 20 minutes to complete a jump and the larger, more complex, interior system takes roughly 45 minutes to jump. When the jump is complete, the panels are aligned and secured allowing for the walls to be closed and a pour to take place. Due to a combination of characteristics from the concrete being poured and from the system itself, the cycle is able to begin again just 6-8 hours after the pour takes place.

Accomplishing this tremendous feat required exceptional organization, management and execution on the part of the entire Conco team from the very top, right down to our dedicated rebar, formwork, pump operators and placement crews. The support, partnership and collaborative effort of Clark/Hathaway Dinwiddie, a Joint Venture, the project’s general contractor, further contributed to our success. We also acknowledge the cooperation of our other trade partners, our concrete supplier CEMEX, and the project owner, Boston Properties.

To effectively and efficiently pump concrete to the upper floors of the Tower, we used the most powerful concrete stationary pumps in the industry. Furthermore, the fast-paced schedule required us to complete two floors a week, which meant a 3-day work cycle for each floor. The accelerated pace left no room for error and took the efforts of our whole team.

The building’s 14-foot 9-inch floor-to-floor heights allow for approximately 13-foot unfinished ceilings. Conco’s crew used high-strength self-consolidating concrete inside the core walls and lightweight deck-fill concrete on all floors.

Last November’s massive 12,000 cubic-yard mat pour produced a foundation that rests on 42 load-bearing elements (LBE’s) drilled 265 feet down into bedrock. The extensive site work also required more than six million pounds of reinforcing steel, mostly consisting of #18 bars (2.25 inch diameter), woven into the 14-ft. thick mat.

In addition to our extensive concrete services for the Salesforce Tower, Conco topped off the 73-story Wilshire Grand in Los Angeles earlier this year as well as placing the building’s 21,200 cubic-yard foundation in February of 2014. Conco is honored to play such a significant role in these remarkable skyscrapers that will be the tallest structures in their respective cities and the two tallest buildings west of the Mississippi River.
