The Conco Companies is providing concrete services for the parking structure and three office towers at Southport on Lake Washington, adjacent to the Hyatt Regency Lake Washington at Southport hotel. Situated on the south shore of Lake Washington, the waterfront property is a mixed-use development that will consist of the three, 9-story buildings totaling 728,769 square feet of Class “A” office space and the 347-room hotel. Occupancy is scheduled to begin in mid-2018.

The developer on the project, SECO Development, specializes in infill, and high-end mixed-use projects with an emphasis on residential, hotel, office, and retail. The project’s architect is ZGF Architects LLP, a design firm that focuses on architecture, interior design, and urban design. The general contractor is Exxel Pacific, a leading West Coast commercial construction company.

The parking structure for the hotel and office towers will provide approximately 2,120 structured parking spaces to give the complex a parking ratio of 2.7/1,000 usable square feet. Each of the buildings will have dedicated access to the parking structure from the podium lobbies.

As of February 2019, The Conco Companies has poured out the three, 9-story LEED Silver mixed-use buildings at the Southport on Lake Washington Office Campus located in Renton, Washington. The Southport on Lake Washington is a major project for Renton, covering 17.1 acres of waterfront property and will include 712,752 Sq. Ft. of Class “A” office space with a total project cost of $590 million.

This project has been a monumental achievement for the Conco Northwest Division. Under the direction of Conco’s Project Superintendent Gerrit Johnson, and Project Manager Alex Gateman, the structural duration of the project lasted over 2.5 years. Southport sets the high-water mark for the longest–and largest– contract the Conco Northwest Division has completed.

Over 2.5 years, Conco NW has:

  • Placed 77,400 Cu. Yds. of concrete (ready-mix supplied by Stoneway)
  • Shipped and placed 13,700,00 lbs. of rebar (installed by RPM)
  • Shipped and placed 1,450,000 lbs of post-tension cables (installed by RPM) – that’s more than 450 miles of cable.

Designed from the beginning to support the demanding needs of leading tech companies, the energy-efficient property supports high burst networking speeds and heavy data transfer requirements. Southport’s beautiful office space boasts large, efficient floor plans that range from 18,000 to 36,900 rentable Sq. Ft. with 12’ 4” ceiling and feature 9’ window heights.

Parking Structure and Office Space for Southport on Lake Washington Development

The Conco Companies are providing concrete services for a 40-story apartment building at 970 Denny Way that is located in the South Lake Union neighborhood in Seattle, Washington. The redevelopment project is from the Holland Partner Group and is a mix of both modern and classic architectural styles. The building is scheduled to be ready for its first occupants by the summer of 2018 and anticipates receiving LEED Silver certification.

On July 23, 2016, Conco successfully poured 4,900 cubic yards of concrete to form the 15,300 square foot mat foundation. In addition to the concrete, the foundation required 1.3 million pounds of rebar. The pour was done over approximately 15 hours and the concrete was supplied by CalPortland.

This February (2017), we poured to L3 (of a 40 story + roof levels tower) and are now in our typical cycle of pouring the PT decks and core on the same day. This is only achievable with a self-climbing core formwork system.

Once it is completed, the project will consist of 468 apartments as well as 15,580 square feet of retail and 4 levels of sub-grade parking. The retail space as well as a six-story podium features a brick exterior with steel canopies designed to symbolize the area’s industrial past. The tower’s curtain wall is designed almost entirely of tinted glass in tones of blue, grey and silver-white.

The Conco Companies is providing concrete services for The Mark, a new 48-story high-rise tower in Seattle that will consist of 528,000 sq. ft. of Class A+ office space as well as a SLS hotel and spa. Conveniently located in the city’s central business district, the tower will incorporate a wide range of “green” building features. Scheduled for completion in April, 2017, the tower will bring to the area first-class office space that is highly divisible and offers spectacular views. The unique geometric facade provides exterior seismic bracing for structural safety as well as offering column-free floor plates. The Mark is seeking LEED Gold certification.

The 5,000 cubic yard mat foundation pour was completed in June, 2015 and required approximately 500 truckloads of concrete over the course of the day. The project also includes a sub-level parking structure comprised of shotcrete perimeter walls and a concrete elevator core. As of May 2016, Levels 5-11 decks have been poured and the core poured to Level 35. When the elevator core reaches Level 35, the remainder of the building steel will be erected in one continuous phase. The Mark has 9 floors below grade and 44 floors plus the roof above grade.

The VA Mental Health and Research building currently under construction in Seattle is a prime example of the benefits The Conco Companies bring to a project with our ability to provide a full range of concrete services. Conco is providing all of the concrete pumping, formwork, place and finish and shotcrete services for the 203,000 square foot project as well as supplying the reinforcement. Our unique ability to supply both the rebar and formwork eliminates the need for coordination between different suppliers to better meet the extremely tight timeline required of the project.

The 6-story building will be comprised of a steel frame with concrete fill on metal decks at all elevated levels, buckling restrained braced frames grounded on shallow spread footings, concrete cast-in-place walls, and green roofs.   Since the entire façade is made up of a customized wall system, the project presents a distinct challenge with its need for high cast in place and architectural walls.

Highlights of the building include energy-efficient systems, two landscaped indoor courtyards, a rainwater-harvesting system for irrigation, and a grass covered rooftop. The project is expected to be completed in late 2017 and achieve LEED Silver certification.
