The Conco Companies is providing a full range of concrete services for a new 11-story hotel currently under construction in downtown San Francisco.  Located near AT&T Park, the 701 3rd Street Hyatt Place project is a 230-room hotel that is being developed by the Stonebridge Corp., a Colorado hotel development firm.  The project is expected to receive LEED Platinum certification for features that include vegetated roofs, a grey water system, and highly sustainable mechanical systems.  The building will have a public courtyard at ground level and a terrace and rooftop deck at the 9th and 12th level for hotel guests. Since the majority of recent construction within the city has been office buildings and apartment towers, hotels are in high demand and a new hotel development is welcomed.

Conco began work on the project in May of 2017 and will be finished in January, 2018. Our responsibilities included providing concrete reinforcement, pumping, formwork, finishing, shotcrete and construction trucking as well as Design/Build services.  Conco was selected for the job due to our understanding and commitment to the project and our longstanding relationship with the general contractor, Charles Pankow Builders.  The project had challenges along the way due to the logistics of its location near AT&T Park as well as its aggressive schedule, and we are proud to report that we will meet all of them.

Builder: CP Construction West, Inc.
Architect: KTGY Architecture + Planning
Interior Designer: Degan+Degan
Landscape Architect: Cliff Lowe Associates
Civil: Lea & Braze
Project Size:  90,000 SF

The Conco Companies is providing a full range of concrete services on the 4th & Madison apartment project from the San Francisco based owner and developer, Carmel Partners.  The scope of the project consists of two sites directly across the street from one another in Oakland’s Historic Jack London Square Waterfront Warehouse District.

As the seven-story Building “A” resides within the historic warehouse district, it was designed with “boxcar-like” elements that evoke the district’s activities.  It will offer a total of 3,000 square feet of retail space with each of the building’s corners flanked by a shop or restaurant and 240 housing units.   Building “B” does not have to conform to the historic guidelines and thus has a more contemporary design.  It will offer 90 housing units with configurations that include an extra loft and two-or three bedroom floor plans.

Conco’s responsibilities on the project include providing concrete pumping, reinforcement, formwork, finishing, shotcrete, and Confoam™ services.  During the course of the project we expect to place 19,000 cubic yards of concrete as well as shotcrete and Confoam™.  We are also providing 1,050,000 pounds of rebar and PT reinforcement.

The architect, KTGY Architecture + Planning, has already won a Gold Nugget Merit Award for the project in the category of “Best on the Boards Multifamily Community.”  Conco is pleased to be working with Carmel Partners, a company “focused on sustaining a culture committed to the principles of responsibility, integrity and alignment of interests.”

The Concourse will have 12 new aircraft gates as well as restrooms, retail and concession spaces, and be connected to the TBIT by a 1,000-foot-long pedestrian tunnel and utility tunnel.  The project also features 1.5 million square feet of new aircraft apron and taxiways/taxilanes along with underground utility improvements that support the new gates and baggage processing capacity.

The Midfield Satellite Concourse terminal is expected to achieve LEED Silver certification and to meet the CAL Green Tier 1 requirements with sustainable features such as a “cool roof,” water-saving fixtures, and energy-saving operations.  The $1.6 billion project broke ground February 27, 2017 and is scheduled for completion sometime at the end of 2019.
