The Conco Companies is providing a full range of concrete services on the 4th & Madison apartment project from the San Francisco based owner and developer, Carmel Partners.  The scope of the project consists of two sites directly across the street from one another in Oakland’s Historic Jack London Square Waterfront Warehouse District.

As the seven-story Building “A” resides within the historic warehouse district, it was designed with “boxcar-like” elements that evoke the district’s activities.  It will offer a total of 3,000 square feet of retail space with each of the building’s corners flanked by a shop or restaurant and 240 housing units.   Building “B” does not have to conform to the historic guidelines and thus has a more contemporary design.  It will offer 90 housing units with configurations that include an extra loft and two-or three bedroom floor plans.

Conco’s responsibilities on the project include providing concrete pumping, reinforcement, formwork, finishing, shotcrete, and Confoam™ services.  During the course of the project we expect to place 19,000 cubic yards of concrete as well as shotcrete and Confoam™.  We are also providing 1,050,000 pounds of rebar and PT reinforcement.

The architect, KTGY Architecture + Planning, has already won a Gold Nugget Merit Award for the project in the category of “Best on the Boards Multifamily Community.”  Conco is pleased to be working with Carmel Partners, a company “focused on sustaining a culture committed to the principles of responsibility, integrity and alignment of interests.”

Development Company: CenterCal Properties LLC
General Contractor: Venture GC
Architect: GBD Architects
Structural Engineer: DCI Engineers
Project Size: 265,000 S.F. of elevated deck
Cost: $10 Million

The Conco Companies is providing concrete services on “Building C,” which is a part of the Village at Totem Lake redevelopment project in Kirkland, WA. The development company, CenterCal Properties LLC, describes the project as “a lifestyle center with a village feel.” Building C is Phase II of the project and is a $10 million, 265,000 square foot mixed-use building that will offer retail and restaurant space as well as residential units.

Conco’s responsibilities include concrete pumping, reinforcement, formwork, and finishing services along with our professional construction hauling services. We start work this August and expect to be finished mid-summer 2018. One particular challenge of the project is that the construction site is right next to an active shopping mall so we are carefully planning before we bring in the multiple placing booms the job requires.

The Village at Totem Lake development is expected to be finished by the end of 2018 or the beginning of 2019 and will include a village commons and park, retail shops, restaurants, 850 high-end apartments, and a state-of-the-art luxury movie theater.
