400 University 1 - Conco

In November 2020, The Conco Companies completed its concrete services for 400 University @ Rainier Square, a 10-story office building in downtown Seattle. We were selected based on our experience with similar tower structures in the Seattle market. This building, which was developed by Wright Runstad & Company, required full concrete services ranging from concrete pumping to concrete reinforcement.

This project’s challenges included its proximity to two active construction sites, each with different general contractors. Additional challenges included coordinating our shoring/re-shoring systems, deliveries, safe personnel egress, and COVID checkpoints with the operations of adjacent projects. Conco cooperated with the general contractors to ensure their projects were completed safely and efficiently.

400 University @ Rainier Square provides more than office space; it offers retail shopping opportunities at street level. Overall, it has a footprint of 17,400 SF that slims to 9,250 SF at the tower levels, and 106,000 SF of elevated deck. It’s also part of the larger Rainier Project, which creates a trio of structures that include Seattle’s 2nd tallest building.

Conco is proud to have contributed to a high-profile milestone in the life of Seattle’s skyline, and will continue to help develop the Seattle area.

Conco is one of the foremost suppliers of concrete services for the Western U.S. We started in 1959 in the Bay Area by offering clients the best value on a broad range of concrete services and products. 9) Vancouver center complete

From June 2019 to November 2019, The Conco Companies helped build the Vancouver Center, a 26,500 SF mixed-use apartment complex in downtown Vancouver. The developer was Holland Partner Group, with KPFF Consulting Engineers in charge of structural engineering and Ankrom Moisan Architects in charge of the architecture. Conco provided the following services: concrete pumping, reinforcement, formwork, construction trucking, and shotcrete.

The Vancouver Center is a LEED certified, retrofit podium-type structure that’s a continuation of an existing elevated-deck parking structure. Conco was tasked with adding another elevated deck and retro-fitting the existing deck.

Additionally, Conco was tasked with keeping the parking structure open for use during construction. This was one of the most difficult parts of the project, but thanks to our engineers, we were able to cast the elevated deck above and keep the parking structure open.

The Vancouver Center is now open and offering apartment units to Vancouver residents. Conco is proud to have aided the development of this quickly growing downtown community.

EBS Building Rendering

In late November 2020, The Conco Companies began providing concrete services for the construction of the EBS Building, a high-end residential living space in Portland, OR. Conco was selected for our expertise in delivering exceptional concrete services and navigating jobsites with limited space. We will provide a range of services, including pumping, reinforcement, formwork, placement, and detailing.

The EBS Building consists of a 12,500 SF footprint, with one level of below-grade parking, a back-of-house working area, and four elevated decks. The project’s total size is 55,000 SF with concrete slabs and slab-on grade.

This project presents several challenges for construction. It’s located on a major thoroughfare in one of Portland’s busiest residential and commercial districts. This makes the jobsite footprint and laydown area extremely limited in access for formwork, reinforcement fabrication, pumping activities, and construction deliveries. Thanks to the thorough planning of our workers, Conco is well underway with the project.

When completed in early June 2021, the EBS Building will expand an established and continually evolving community located in the heart of Portland. It will also be another stunning addition to Conco’s growing portfolio of Portland projects.

At Conco, you get what you paid for.

Every project starts with an estimate.

Cellular concrete is most often sold by volume. When contractors give quotes on projects, they calculate the volume of concrete needed. The problem is that time after time, contractors find their estimate differs from what is actually needed. The original estimation might be too low, and the actual cost is far above the project’s budget.

This can be stressful for clients to work around, especially if getting project approval was difficult. At Conco, we understand the frustration of inaccurate estimates, which is why we use a different approach.

Conco estimates are accurate and contain no surprises.

Conco takes a unique approach with its lightweight cellular concrete ConFoam™. Whenever possible, we scan the project area to be filled and share that scan with our clients prior to placing any material. With the scope of work agreed upon, we perform the job and charge our customers the agreed upon amount of volume. No budget busters, no surprises, because we make sure our scans are accurate.

Not only does this transparency and dedication to accuracy eliminate disputes with clients, it helps clients justify their scope of work with owners and general contractors.

You get what you pay for, because ConFoam™ is wasteless.

Our accurate scans are made possible not only because of technology, but also because of the lightweight and highly-flowable nature of ConFoam™. Unlike traditional concrete mixes, ConFoam™ is produced on-site for exact site dimensions. Our scans and ConFoam™ technology work together for wasteless cellular concrete placement.

Project Example

Here is an example of how it all works.  One of our clients had us place ConFoam™ as a backfill around a building under construction.  Our technician went to the project and prepared the above scan which calculated the volume of material needed to fill the area as 1,086.7 cubic yards.  We completed the project within a week and billed the client for 1,086.7 cubic yards of material. No surprises.

The Conco Companies strives to be the top supplier of cellular concrete services in the Western U.S. We continue to upgrade and expand our facilities to better serve the growing market for commercial, industrial, and public construction projects. Every year, approximately 200,000 military men and women transition back to everyday life. For many of those who have sacrificed and served their country, returning to civilian life and finding employment can be challenging.

Military Veterans Have the Skills to Thrive

Although former military members might lack workplace experience, their service instilled them with the necessary skills for lifelong success: teamwork, discipline, and commitment. These skills are vital to the concrete industry workforce, which is powered by dedicated and cooperative people. Through practical hands-on experience and in-depth industry training, military veterans can build a rewarding career path in the concrete industry.

The Concrete Preservation Institute Offers Career Training & Job Placement

The U.S. Departments of Defense and Interior and industry companies across the country have partnered with the Concrete Preservation Institute (CPI) Foundation. CPI is a proven public/private partnership program that benefits the United States by combining the strengths and needs of three national concerns: our military veterans, our infrastructure, and our national parks. CPI offers career training and job placement to active-duty service members of all ranks and military branches who are nearing their military-to-civilian transition. The training is hands-on and with the assistance of CPI industry sponsors, showing military members what their post-service career could look like.

Conco Provides Military Members with Training and Knowledge

In one of CPI’s recent projects, active military members replaced the degrading and rutted pedestrian paths in the Golden Gate National Recreation Area with over 5,000 square feet of an exposed aggregate pathway. The Conco Companies assisted by providing experienced concrete finishers and a concrete pump and operator. Conco’s finishers worked alongside the service members, and supplemented their training with field know-how and product knowledge.

The Future of the CPI-Conco Partnership

The Conco Companies is proud of their ongoing contributions to support CPI and the military members relying on their services. This public/private partnership will continue to generate gainful employment to veterans, while also providing employees with the skillset necessary for workplace success.
