The new VA Mental Health and Research (MH&R) building currently under construction in Seattle, WA is a prime example of the benefits The Conco Companies bring to a project with our ability to provide a full range of quality concrete solutions. Breaking ground in April, 2015, the 6-story project is being developed by the U.S. Department of Veterans Affairs and is designed by Stantec Architecture, Inc. and The Design Partnership, LLP. The Clark Construction Group is serving as General Contractor. Highlights of the project include energy-efficient systems, two landscaped indoor courtyards, a grass-covered rooftop and a rainwater-harvesting system for irrigation. The building expects to achieve LEED Silver certification to meet federal mandates.

The Conco Companies Veterans Affairs MH&R Project

Conco is providing all of the concrete pumping, formwork and place and finish services for the project as well as supplying the reinforcement. As the project is on an extremely tight timeline, our unique ability to supply both the rebar and formwork eliminates the need for coordination between several different suppliers and enables the work to move forward in an organized manner. Conco’s shotcrete services will be used for nonstructural site walls.

The MH&R building will be comprised of a steel frame with concrete fill on metal decks at all elevated levels, buckling restrained braced frames grounded on shallow spread footings, concrete cast-in-place walls, and green roofs.   Since the entire façade is made up of a customized wall system, the project presents a distinct challenge with its need for high cast in place and architectural walls. To facilitate this, extensive off-site performance mock-up testing and on-site visual mock-up testing was performed.

Scheduled for completion in late 2017, the 203,000 square foot building will house more than 250 mental-health staff members and 60 researchers. Officials at the VA state that the new facility will provide the latest treatment services for veterans suffering from post-traumatic stress disorder (PTSD) and other mental-health problems. Furthermore, the campus’ outpatient therapy, clinical research and educational programs will all find a new home at the facility. Designed to create a calm and supportive environment for veterans, the MH&R building will also foster a collaborative, team building approach between the clinical and research staff.

The Conco Companies were awarded the complete turn-key structural concrete package for a mixed-use project currently under construction in downtown Bellevue, WA. The nearly two-acre Main Street Gateway complex is funded by Wolff Company. Exxel Pacific, out of Bellingham, WA, is the general contractor. The architect on the project is Baylis Architects, a Seattle based firm.

When finished, the complex at the northwest corner of Main Street and Bellevue Way will have about 350 residential units along with community spaces. At the street level, there will be approximately 14,600 sq. ft. of retail space and another 11,000 sq. ft. of restaurant space. The project includes an underground parking lot that will accommodate about 600 vehicles in addition to several electric vehicle charging stalls. There also will be secure bicycle storage slots available.

Conco brings its vast experience to the project and will provide all of the pumping, place and finish, shotcrete, and formwork. Conco is also supplying the reinforcement that will be installed by RPM. On July 9, 2015, the Conco team poured out the structural slabs well ahead of the project schedule. Tyson Scheenstra, Project Manager for Exxel Pacific wrote:

Conco took a proactive approach to increasing worker and job-site safety by implementing new procedures including pre-task planning, worker fitness programs and electronic site and equipment inspections.  These procedures helped Conco finish this project safely with only one minor recordable incident.

The Conco Companies bring vast concrete services experience to the Kinects Tower, a new mixed-use 41-story high-rise under construction in the Denny Triangle area of Seattle, WA.  The project is designed by Bumgardner, a Seattle based architectural firm and developed by Security Properties. Once complete, the 500,000 sq. ft. high-rise tower will consist of 356 multi-family units varying from studios to luxury penthouse suites located on the top two floors as well as 4,658 sq. ft. of retail space on the ground level.  The completion is scheduled for 2017.

Conco will be constructing four levels of below grade parking and five levels above to provide the building with 316 parking stalls.  Working 16 hours straight, we recently completed the 6,000 cubic yard concrete mat pour.  Due to our detailed pre-planning and highly experienced management, the pour was a very routine event, which was exactly the result we wanted.

Furthermore, we are proud to report that we received positive feedback from the City of Seattle’s DOT.  They have told us this was the best-coordinated and smoothest run mat pour that they can remember.  During the course of the project, Conco will place 30,470 cubic yards of concrete, 3,106 tons of rebar and 671,500 ft. of PT cable.

Bumgardner explains that the 440 ft. tall tower was designed to serve as a “highly visible gateway to downtown Seattle, and will reconnect the Capitol Hill neighborhood to downtown with a strong street level presence.”  The building’s unique shape of three sides sloping outward means it will have more square footage on the upper levels than below.  In addition the Tower will feature a rooftop swimming pool, lounge and observation deck.

The Conco Companies were awarded the concrete contract for a high-end condominium project that is currently under construction in the heart of Pacific Heights in San Francisco. The LuXe is a 34-unit condominium that is being developed by Belrich Partners, LLC and led by the marketing firm of Pillar Capital. Forum Design, an award-winning architectural firm, designed the building with a clean, but warm, modern aesthetic. The general contractor is Centrix Builders and Dolman Consulting Engineers is the structural engineer. The project broke ground in March, 2014 and is scheduled to be finished by the end of 2015.

Just recently the Topping-Off Ceremony was held on March 20th for the 7-story, 73 foot tall building. Conco’s responsibilities on the project are to provide all of the concrete pumping and reinforcement services for the project. In addition we are constructing two subterranean floors that will contain 49 parking spaces for the condo’s residents.

The LuXe will feature elegant, large floor-to-ceiling windows and spectacular views of the city and the surrounding bay. The luxury condominiums’ interiors will be filled with amenities such as wood paneling and designer finishes. Sales for the units will begin sometime this Spring.

The new condominiums are just a small start to help improve San Francisco’s housing shortage. A recent Zillow report shows that the city has granted only 193 new housing units permits for every new 1,000 residents. Paragon Real Estate also indicates much the same thing in their report. It shows San Francisco has had a population growth of more than 45,000 residents since 2010 but has only built 7,500 new housing units.

On March 13th, the Local 433 Steel and 416 Rebar Ironworkers celebrated the “topping out” of the U.S. Federal Courthouse that is currently under construction in Downtown Los Angeles. The steel erection of the final two levels started in February, and according to Clark Construction, who is providing the design-build services on the project, presented “some of the more complicated assembly requirements.” The Conco Companies are providing various concrete services for the project.

Known as the “Cube” for its unique shape, the $400 million project will be one of the safest buildings in terms of bomb threats or earthquakes with an innovative design that permits the cubic volume to “float” over a stone base. The project broke ground on August 2013 and is scheduled for completion in 2016. Located on a 3.6-acre site, the 10-story courthouse will include 24 courtrooms and 32 chambers for judges as well as housing district judges, jury assembly facilities, and offices for the U.S. Marshals.

The project has already earned a Green Good Design award for Green Architecture in 2014. The nomination was submitted by the building’s architect, Skidmore, Owings & Merrill, LLP (SOM). Designed to earn LEED Platinum certification, SOM included numerous sustainable features such as “a serrated façade that reduces solar heat gain by nearly fifty percent and a sky-lit central courtyard at the structure’s core, which will provide natural light and circulation to the building’s interior spaces.” Furthermore, the courthouse is designed with water and electricity conservation strategies as well as a roof-mounted 400 kilowatt photovoltaic array.

The 630,000 GSF building will also have one level of below-grade parking. In addition seismic design was a part of the structural engineering process because of the building’s location. SOM designed and engineered a state-of-the-art roof truss system to control lateral drifts.
