The Conco Companies are busy finishing up work on a new 11-story hotel in downtown San Francisco. The 701 3^rd Street Hyatt Place project is near AT&T Park and is being developed by its owner, the Four One Five, LLC c/o Stonebridge Companies. The general contractor is Charles Pankow Builders and the architect is Stanton Architecture. DCI Engineers is the project’s structural engineer. The 230 room, 103,000 sq. ft. hotel is expected to receive LEED Platinum certification for features that include a grey water system, vegetated roofs, and highly sustainable mechanical systems.

Conco began work on the project in May of 2017 and expects to finish in January, 2018. Our job responsibilities included providing concrete reinforcement, pumping, formwork, finishing, shotcrete and Design/Build services. We were selected for the job due to our understanding and commitment to the project as well as our longstanding relationship with the general contractor, Charles Pankow Builders, who is familiar with our high standards. The project has provided challenges along the way due to the logistics of its close location to AT&T Park as well as its aggressive schedule; and we are proud to say we have been more than able to meet all of the challenges.

The building will offer a landscaped public courtyard at ground level as well as a terrace on the 9th floor and a vegetated rooftop terrace that are reserved for hotel guests. In addition there will be approximately 2,000 gross square feet of ground floor retail space and 15 below‐grade off‐street parking spaces. As the majority of construction in San Francisco recently has been office buildings and apartment towers, hotels are in high demand and a new hotel development will be most welcomed.

The Conco Companies is providing a full range of concrete services for 700 Santana Row, a new 292,000 sq. ft. eight-story, Class-A office building and a 6-level parking garage in San Jose, CA. The building also offers 28,500 sq. ft. of retail space and is scheduled to be finished by the fall of 2018. The parking garage will accommodate 1,300 vehicles and is comprised of one level below-grade and five levels above. During normal working hours, four levels will be reserved for office tenants and the other two levels open to the general public.

The project’s developer/owner is Federal Realty Investment Trust and the general contractor is Devcon Construction Inc. WRNS Studio in the architect and the structural engineer is Nishikian Menniger. With an estimated cost between $205 million to $215 million, the total size of the project is 457,100 sq. ft. The state-of-the-art building features a modern architectural style and quality concrete construction for a distinctive look.

Conco’s crews started work on the project in June 2017 and we expect to have our part of the job finished by May, 2018. For the project, Conco is providing concrete pumping, reinforcement, formwork, shotcrete, and finishing services. In addition, our expertise includes providing Design/Build services.

The 700 Santana Row office building is situated alongside Olson Drive at the end of Santana Row and is convenient to Interstate 280. Federal Realty’s Western Region Chief Operating Officer, Jan Sweetnam, says, “We’ve designed the building with a concrete structure and loft-like feel more often found in San Francisco’s SOMA district and other urban centers. 700 Santana Row will feature expansive natural light with tall, market-leading 13-foot ceilings and open floor plans, which in turn will provide companies with high-productivity, collaborative workspaces for their employees.”

The entire Santana Row is an upscale, mixed-use village and is one of the most popular areas to live, work, dine and shop in Silicon Valley and the Bay Area. Along with Class-A office space, the village offers a boutique hotel, shops, restaurants, spas, salons, and luxury apartments.

High Rise Second Place Winner for the Premiere on Pine

The residential tower, Premiere on Pine (formerly known as 815 Pine) is a Second Place Winner of the American Concrete Institute’s 2017 Excellence in Concrete Construction Awards in the High Rise category. This is quite an honor as there were only 12 winners from around the world. The winners were recognized at the “Celebrating Concrete Innovation and Excellence Across the Globe” Awards Gala during the ACI Concrete Convention and Exposition. Recipients of the award for the Premiere on Pine’s project include its owner and developer, Holland Partner Group; architect, Weber Thompson Architects; engineering firm, Cary Kopcznyski & Company; general contractor, Holland construction Inc.; and concrete contractor, The Conco Companies.

815 Pine St, Seattle, WA — Premiere on Pine (formerly known as 815 Pine), won second place of the American Concrete Institute’s 2017 Excellence in Concrete Construction Awards in the High Rise category.

The tower’s use of high-strength concrete and reinforcing steel created maximum floor space for the small site and is the first building in Seattle to have a specified concrete strength of 15,000 psi in its columns. Along with showcasing the technological advancements in the concrete industry over the last couple of decades, it allowed the high-strength columns to be smaller than those found in similarly sized projects. 2017 Charles J. Pankow Jr. Award awarded to The Conco Companies

The Charles J. Pankow, Jr. Award recognizes outstanding and innovative use of concrete in construction. This award was established by the Southern California ACI Chapter in 1984 in honor of Charles J. Pankow, Jr. who served as the International President of ACI in 1980-1981 and who has been active in the Southern California Chapter since its founding. The award is made annually, if, in the judgment of the Awards Committees, a qualified project and contractor are nominated.
