Several years ago Conco provided concrete services for United Spiral Pipe to help build a new state-of-the-art spiral welded pipe manufacturing plant in Pittsburg, Calif.   United Spiral Pipe LLC (USP) is a joint venture of United States Steel Corporation and two South Korean firms, the steelmaker Posco and SeAH, a spiral steel pipe manufacturer.

The USP facility broke ground in February, 2008 and started commercial production in January, 2010.  It is estimated that over 320,000 hours of building and construction trade labor was used in the project.  The plant is one of the most advanced and efficient spiral pipe mills in North America to-date with an overall cost of $130 million.  It was constructed to LEED standards and exceeds California’s Title 24 lighting requirements.  The architect and engineer on the project was the Continental Design And Management Group.

USP is a great addition to the city of Pittsburg as well as the whole Bay Area community.  When the plant first opened, it provided 120 new, full-time manufacturing jobs.  That was a good step in the right direction for an area that they had been losing manufacturing jobs.

The size of the new facility is enormous.  The rectangular shaped building is 35 ft. tall, more than six city blocks long, and approximately a block and a half wide.  According to the USP website the “new plant will have world-class pipe making and coating facilities and be capable of producing 300,000 net tons of API specification line pipe per year in outside diameters ranging from 24 inches to 64 inches.”  The massive steel pipes are used to transport oil and natural gas for the expanding North America pipe market.

During the last several decades, California has been making efforts to replace or retrofit aging and seismically unsafe structures to meet higher standards.  At Conco our concrete services have been used to help out in these efforts.  A project we had worked on several years ago was the new state-of-the-art University of California, Berkeley – Davis Hall that houses science and research facilities.

The project’s contractor was Hathaway-Dinwiddie, the architect was the Smith Group, Inc., and engineered by Forell/Elsesser Engineers.  The cost of the new building was $18 million and is approximately 185,000 sq. ft.  The expanded building now includes the Civil and Environmental Engineering Department as well as the Center for Information Technology Research in the Interest of Society (CITRIS).

According to the University’s website, CITRIS “was established to sponsor collaborative information technology education and research that will ultimately provide solutions to grand-challenge social and commercial problems affecting the quality of life of all Californians and others around the world.”  The building includes nanofabrication facilities, labs, and classrooms.   Some of the types of projects they are working on are technologically advanced medical alert sensors and information systems that will be used to respond to emergencies and disasters such as earthquakes.

California’s UC system has spent more than $1 billion since 1979 and the CSU system has spent more than $480 million on retrofitting buildings.  The intent is to make buildings safer and reduce the risk of damage and injury in an earthquake.  While it has been a huge undertaking, it is believed that the majority of buildings on California’s campuses pose only a minor risk of injuries or death in a major seismic event.

Conco has been given the opportunity to participate in another landmark project by providing concrete services for the new Wilshire Grand Center being built in downtown L.A.  The new tower will become the tallest building in the United States west of the Mississippi.  This is one of several of our large-scale projects in Los Angeles. Others include the recently completed 125 year old Hall of Justice retrofit, the new Federal Courthouse, a new 45 story cast in place building at 10000 Santa Monica, The iconic ARTIC transportation Center in Anaheim and several smaller projects.

The Wilshire Grand is being built by the Turner Construction Co., which is one of the largest construction firms in the U.S.  This is not the first major project that Conco has partnered on with the company.  In addition to other large scale projects, Turner Construction and Conco have partnered together in building the new San Francisco 49ers Levi Stadium.

Work on the new Wilshire Grand began in late 2013 and will be the biggest Los Angeles area project to-date for Conco.  The plan calls for the largest monolithic mat foundation pour ever attempted.  Over the course of approximately 18 hours, over 21,000 cubic yards of concrete will be placed.  By the end of the pour, we will have completed a foundation that is nearly 20 ft. thick.

The project is on an accelerated schedule including the work Conco is doing.   All of the concrete work will be “cast in place concrete,” which is labor intensive.  We will be on a 4-day core wall cycle, which means that every 4 days, concrete for a new floor will be poured.

The Wilshire Grand is expected to cost $1 billion once it is completed in 2017, and includes a 900-room hotel, retail and office space.  The building will stand 1,100 ft. tall.  With safety in mind, and to protect from terrorist attacks as well as other types of emergencies, the core of the building will be made of concrete.  The L.A. Times reports that “four-foot-thick concrete walls will surround a staircase at the center of the building for people to use in case of an emergency.”

The Conco Companies had the opportunity to provide concrete services for a development of multi-family homes designed to offer innovative solutions to meet demand for housing in the Bay Area.  The Essex-Elkhorn Court Apartment Homes in San Mateo, California, a mixed-use project, is one of the many developments of its kind being built throughout the state and the country.  The well-planned neighborhood offers many amenities and benefits to its residents and the surrounding community.

The project is being built by the Barry Swenson Builder and was designed by MVE & Partners, one of the nation’s premier residential and mixed-use architecture firms.  The idea of today’s planned communities differs from past practices when city planners deliberately separated housing and commercial districts.  This model purposely builds close to public transportation and jobs, and in places where pedestrians can walk to shopping, work, and recreational activities.

The Elkhorn offers residents all those benefits.  The apartments will be attractively orientated to face out to the common areas and have green space for recreational activities.  The location is a mixed zoning area so it is close to businesses and public transportation, and the hope is to help reduce greenhouse gas emissions with less traffic.  The Elkhorn has 197 apartment units and 125,978 square feet of office space with below grade parking shared by both.  The project is expected to be completed by the end of 2014.

This project presented challenges for Conco’s concrete services since the Essex-Elkhorn is sandwiched adjacent to a hospital, day care center and residential housing.  We had to pay special attention to lessen the impact of work being done at the jobsite on the surrounding neighborhood.  This meant scheduling large concrete pours on the weekends, and then, only during designated hours.  We also reduced the traffic around the site by limiting the number of cement mixers in the area by pumping concrete from one pump to another.

The range of construction projects that are grounded in quality foundation work, substantial reinforced walls, and strong parking structures that are a result of Conco’s concrete services is extensive.  A few years ago, the woefully under-serviced energy market in Southern California was addressed when the General Electric Company, along with managing partner, the Calpine Corporation built a new energy plant.  Conco’s services were enlisted to help in the construction of the large plant.

Inland Empire Energy Center Construction

The 800MW, natural gas-fired Inland Empire Energy Center is capable of meeting the energy demands of close to 600,000 households and is located in Romoland, CA. in Riverside County.  The plant came online in 2008 and sits on 46 acres.   The architect and engineer for the project was Parsons E&C and the total cost of the project was $500 million.

The Inland Empire Energy Center is a state-of-the-art facility and was site for the “launch of GE’s most advanced gas turbine technology, the H System.”  This innovative technology “enables the H System to provide superior fuel economy and environmental performance.”*   According to GE, the result is that the efficient H system uses less fuel and produces fewer emissions than other large gas turbine systems.

Calpine Power was the construction manager, and when the plant came online, Calpine Energy became responsible for the marketing of the energy.  At some point, under a pre-arranged agreement, the Calpine Corporation will buy the plant from GE.   Conco was pleased to be a part of a project that serves the communities of Southern California and provided a means to reducing air pollution.
