Tacoma Convention Center Hotel Update - The Conco Companies

“This estimated $150 million hotel and mixed-use project will contribute to downtown Tacoma’s renaissance significantly,” according to a city staff report. “It is one of the first major foreign direct investments on publicly owned land in Tacoma. The project will generate substantial tax revenue, create about 1,000 construction jobs and at least 200 full-time jobs, and enable the GTCC to attract larger conventions to enhance Tacoma’s economic vitality.”

The Tacoma Convention Center Hotel, developed by Yareton Investment & Management, will offer 300 rooms in a new Mariott branded hotel and retail spaces. Expected to open in 2020, the 4-star hotel will rise 23 stories, include 304 guest rooms, and will be connected to the Greater Tacoma Convention Center. It will also feature a 10,000 square foot grand ballroom, retail space, and other function rooms. The hotel will serve as the anchor hotel for the convention center, which has struggled recently to land larger convention and trade shows because of the lack of nearby hotel rooms.

The Conco Companies NW Division is working a 7-day cycle in the tower, pouring the vertical the same day as the slab is poured, with a self-climbing core form system (supplied by FCI). The tower portion, consisting of the hotel, continues to L23 + a cantilevered concrete roof. The project will utilize 5,550,000 lbs. of rebar, 25,000 cubic yards of concrete, and 430,000 linear feet of post tension cables. Conco is scheduled to pour-out the project by June 2019.

The Conco Companies is providing concrete services for the Center Steps project in Seattle, Washington. Located in the shadow of the Space Needle and across the street from major arts venues including McCaw Hall, the Pacific Northwest Ballet, Cornish Playhouse and Seattle Repertory Theatre, Center Steps is part of a bustling new community bridging Seattle Center from residential uptown. The location provides a walkable commute to major employers including Amazon, the Bill & Melinda Gates Foundation, and Facebook.

The site will have two mixed-used buildings, one with eight stories (83 units) and the other with seven stories (186 units), and 11,239 sq. ft. of retail space. The L-shaped development will include a 6,000 sq.ft. public plaza with a pedestrian pathway between the two buildings. The concrete scope of the project consists of two below-grade parking levels with parking for 182 vehicles, a retail and commercial space with an extensive courtyard at ground level, and three concrete levels of residential above-grade with wood framing to the 8th story above the concrete structure. Due to the size of the footprint for the two apartment buildings, pouring the slab was spaced across three Saturdays. The concrete footprint pour totaled 5,425 cubic yards of concrete covering 44,250 sq.ft.

New tenants will be able to choose from studio, one- and two-bedroom apartments and a variety of in-unit finishes including modern, casual, or higher-end finishing as well as air conditioning. There will also be a green rooftop deck with indoor and outdoor lounge spaces to relax and take in the city.  The development will bring more affordable housing options to the city. Through Seattle’s Multifamily Tax Exemption program, 20 percent of the units will be priced at 65-85% of area median income, and under the Mandatory Housing Affordability rules, the project will contribute $7 million to off-site affordable housing. Center Steps is scheduled to open in Summer 2020.

The Conco Companies, providing a range of concrete services, has poured out the three, 9-story LEED Silver mixed-use buildings at the Southport on Lake Washington Office Campus located in Renton, Washington. The Southport on Lake Washington is a major project for Renton, covering 17.1 acres of waterfront property, and will include 712,752 Sq. Ft. of Class “A” office space with a total project cost of $590 million.

Designed from the beginning to support the demanding needs of leading tech companies, the energy-efficient property supports high-burst networking speeds and heavy data transfer requirements. The open 12-story, $180 million, 347-room 4-star Hyatt Regency Lake Washington at Seattle’s Southport provides premium accommodations for business travelers to Southport.

This project has been a monumental achievement for the Conco Northwest Division. Under the direction of Conco’s Project Superintendent Gerrit Johnson, and Project Manager Alex Gateman, the structural duration of the project lasted over 2.5 years. Southport sets the high-water mark for the longest–and largest– contract the Conco Northwest Division has completed.

Over 2.5 years, Conco NW has:

  • Placed 77,400 Cu. Yds. of concrete (readymix supplied by Stoneway)
  • Shipped and placed 13,700,00 lbs. of rebar (installed by RPM)
  • Shipped and placed 1,450,000 lbs of post-tension cables (installed by RPM) – that’s more than 450 miles of cable.

  • 61-Story Salesforce Tower Distinguished for its Sustainability

CEMEX, a global building materials company, today announced that Conco Companies, has been awarded a prestigious CEMEX Building Award for its work on Salesforce Tower, San Francisco’s tallest building. Salesforce Tower won first place in the Sustainable Building category in the 2018 International Edition of the CEMEX Building Award during a ceremony Thursday, November 8 in Mexico City.

Salesforce Tower, a 1,070-foot skyscraper completed in 2018, required 110,000 cubic yards of ready-mix concrete from CEMEX to complete its foundation and core interior walls. The building’s mat pour was one of the largest in San Francisco’s history, requiring 18 hours to complete.

“Salesforce Tower is probably one of the most challenging projects we have done,” said Joe Sostaric, Conco’s Corporate Vice President. “CEMEX worked very hard with us. We went through multiple trials, including building mockups, so that we had a mix design to meet all the standards, not only to meet the ultimate strength of 10,000 psi, but also making sure it was placed correctly and had the correct characteristics. We’re proud of what we’ve been able to build.”

Salesforce Tower includes state-of-the-art amenities with low environmental impact, designed for LEED Platinum status. The building includes the usage of recycled water and rainwater as well as the incorporation of natural daylight. Recycled materials were also used where possible. In addition, Salesforce Tower’s design includes innovative power-saving features and 100 percent natural air on all floors.

The first phase in the renovation of the historic LA Memorial Coliseum won the 2018 category of Outstanding Performance in Repair & Restoration for the Southern California chapter of ACI. The Conco Companies was the concrete contractor on the high profile project and has previously been recognized with ACI awards. The project also included general contractor Hathaway Dinwiddie / AECOM-HuntJV; structural engineer Nabih Youssef; and concrete supplier National Ready Mix.

LA Memorial Coliseum Renovation First Phase

Originally constructed in 1923, the LA Coliseum has become an iconic venue from hosting Super Bowls, the Olympics, and numerous other events. The high-profile renovation is being done to update the Coliseum to host the LA Rams and the Olympics in 2028, with an eight-story modern structure with press boxes and luxury suites as well as new lighting, updated audio, Wi-Fi, and video scoreboards.

 

The first phase of the renovations required Conco’s experience in precision project planning and execution of complex projects. In this renovation, the construction had to work around the 2018-2019 football seasons of the USC Trojans and LA Rams. Phase 1 included demolition, excavation, shoring, concrete placement, and creating the structural steel frame for the 7-story building. The on-grade seating, which included radiused, sloped seating, required special admixtures to meet the project constraints.
