The Conco Companies is providing concrete services for a 40-story apartment building at 970 Denny Way located in the South Lake Union neighborhood in Seattle, Washington. The redevelopment project is from the Holland Partner Group and is a blend of both modern and classic styles. Holland Construction is serving as the general contractor and the Seattle-based architectural firm of Weber Thompson designed the contemporary style building.

Conco successfully completed part of our concrete services when our crews poured 4,900 cubic yards of concrete last month to form the 15,300 square foot mat foundation. In addition to the concrete, the foundation required 1.3 million pounds of rebar. The pour was done over approximately 15 hours and the concrete was supplied by CalPortland.

The core of the mixed-use tower will be constructed of 386 steel fiber-reinforced concrete coupling beams. Once it is completed, the project will consist of 468 apartments in a choice of unit sizes and configurations as well as 15,580 square feet of retail and 4 levels of sub-grade parking to accommodate 359 vehicles. The retail space along with a six-story podium will face Denny and features a brick exterior with steel canopies designed to represent the area’s industrial past. The tower’s curtain wall is designed almost entirely of tinted glass in tones of blue, grey and silver-white.

The project expects to receive LEED Silver certification. Amenities include a terrace and pavilion on top of the podium located on the Denny side of the building that will be covered on three sides to provide a temperature-controlled space. A lush, rooftop garden will offer views of Lake Union, the Space Needle, and Elliot Bay and serve as a gathering space for residents to dine and relax. The location of the building is within walking distance to the downtown Seattle area and transportation hubs. The building is expected to be ready for the first occupants by the summer of 2018.

The Conco Companies are providing concrete services for a new office building in downtown San Francisco located at 350 Bush Street. The new 20-story high-rise will have 18 floors of office space, one lobby level, and a roof terrace as well as a two-level subgrade parking structure. In addition as the office tower will incorporate the San Francisco Mining Exchange, a historic landmark, as its primary entrance, the project also includes the “Historic Renovation of San Francisco Mining Exchange Building.”

The client on the project is the Lincoln Property Company and Hathaway Dinwiddie is serving as the general contractor. The project was designed by the architectural firm of Heller Manus Architects and integrates the terra cotta façade and the columns of the landmark building with the office tower. The plan calls for a grand lobby in the historic exchange hall as well as a galleria at the street level. Once complete, the project will include 469,000 square feet of new and renovated space and will be a balance of antique and modern. The building is seeking LEED Platinum certification and will feature a number of environmentally advanced technologies.

The Mining Exchange building was constructed in 1923 and for a short time was used as the Stock Exchange. It was designed by Miller & Pflueger, an architectural firm that designed a number of significant S.F. buildings of the time and closely resembles the New York Stock Exchange that had been constructed twenty years earlier.

Through the years, the building was used for the San Francisco Curb Exchange from 1928-1938, the San Francisco Chamber of Commerce from 1938-1967, and finally the Western Title Insurance from 1967-1979. It has sat empty since 1979.

The Conco Companies is providing concrete services for The Mark, a 48-story high-rise tower in Seattle, WA that will consist of 528,000 sq. ft. of Class A+ office space, as well as a luxurious 189-room SLS hotel and spa. Conveniently located in the city’s central business district, the stunning beautifully designed tower will incorporate a wide range of “green” building features such as rain water management, photovoltaic glass and light pollution reduction. Scheduled for completion in April, 2017, the tower will bring to the area first-class office space that is highly divisible and offers 9’ 6” windows for natural light and spectacular views.

Concrete Pumping - The Mark

The 5,000 cubic yard mat foundation pour was completed in June, 2015 and required approximately 500 truckloads of concrete over the course of the day. The project also includes a sub-level parking structure comprised of shotcrete perimeter walls and a concrete elevator core. As of May 2016, Levels 5-11 decks have been poured and the core poured to Level 35. When the elevator core reaches Level 35, the remainder of the building steel will be erected in one continuous phase.

The building’s unique geometric facade provides exterior seismic bracing for structural safety as well as column-free floor plates. Unobstructed by columns or bracing, the 13’ 6” floor-to-floor heights will allow for individualized, open plans or heavy build-outs. The Mark is seeking LEED Gold Certification.  

The SLS hotel will be a collaborative effort from the Founder and CEO Sam Nazarian, renowned designer Philippe Starck, and chef James Beard. The hotel will also include 15,000 sq. ft. of meeting space, a 5,000 sq. ft. ballroom, sky lounge and two restaurants. Adjacent to the SLS Hotel are two historic buildings. A century-old sanctuary building, the First United Methodist Church, and the Rainier Club. Founded in 1888, the Rainer Club has occupied their current building since 1904.

The Conco Companies was awarded structural concrete services for the Riverside County East County Detention Center (ECDC) located in Indio, California. The 516,000 sq. ft. project is a replacement and expansion to the existing Indio Jail Facility and is being constructed in two phases. Phase one consists of a three-story administration and support building and includes an extension of the existing below-grade tunnel. Phase two is a four-story structure consisting of two housing units with 1,626-beds and mezzanine levels. The general contractor for the $330 million project is Clark Construction and the architect is HOK. Saiful Bouquet serves as the project’s structural engineer. The ECDC is expected to be completed in December 2017.

Indio Detention Center - Conco Commercial Concrete

Conco’s responsibilities include supplying and performing services totaling 55,000 cubic yards of concrete, of which thus far, we have completed approximately 14,200 CY. The four-level housing units are stacked in two separate “pods” and will be constructed of cast-in-place concrete as will the support building. Conco is also utilizing our pumps to pour piles 60’ below ground level for Becho, another trade partner.

One of the project’s unique challenges is that the temperatures in Indio average 89°F and summer highs can reach 120°F. To address this problem, we have a full-time safety manager on site and all Conco employees and Conco subcontracted employees are adhering to the full ACI’s (American Concrete Institute) Hot Weather Concreting procedures.

Aesthetically pleasing, the modern detention center will replace an overpopulated, 353-bed jail facility that was built in the 1950s. HOK has incorporated sustainable, energy-saving designs into the facility, which is targeting LEED Silver certification. The goal of the new Center’s design is to provide non-institutional, humane environments and maximizes the access to natural light, fresh air and shared spaces.

On Monday, February 29, 2016, the Conco Companies topped off the core of the Wilshire Grand Center building in downtown Los Angeles.  With over 150,000 cubic yards of concrete poured, and an intensely dedicated crew peaking to over 160 men and women on site, the Conco team has finally reached the milestone to lead the way for the interior finishes.

Once completed, the Wilshire Grand project will be the tallest building west of the Mississippi at a height of 1,099 feet. It will surpass the U.S Bank building, also in downtown Los Angeles, by 81 feet.

The Conco Companies is supplying the entire cast-in-place concrete for this project. This includes:

  • Record breaking mat foundation of 21,200 cubic yards in a single pour
  • High strength concrete found inside the core walls
  • Lightweight deck fill concrete on all floors
  • Structural deck concrete, below grade walls and columns
  • Shotcrete perimeter walls

Conco deployed the most powerful concrete stationary pumps in the industry. The primary pump was Conco’s electric powered 14000E pump whose primary benefits are its low carbon footprint and low noise generation. These two significant benefits were crucial in topping off the core, as the pumps were positioned less than 40 feet from an occupied Class A office building. Conco’s 14000E pump is the only one of its kind on the west coast.

Pumping for this project has been trouble-free, allowing us to push both hard rock and lightweight concrete to the top of the structure with power to spare. The 14000E pump has allowed us to move concrete nearly 1,100 feet vertically, and 400 feet horizontally bringing the total pumping distance to nearly 1,500 feet.
