Conco’s participation in a $72 million project, The Riverfront, in downtown Napa, CA. is another prime example of our vast portfolio and range of concrete services.  The Venetian-style building is a mixed-use development of 50 residential condos, 30,000 sq. ft. of office space, and 40,000 sq. ft. of retail.

The 1.3 acre-property with Napa River frontage was completed in 2009 and includes a 2-levels subterranean parking structure capable of accommodating 229 vehicles.  Channel Properties is the owner of the project, architect was Johnson Lyman Architects and the general contractor was Ledcor Builders, Inc.

Napa resident and president of Channel Properties, Mike DeSimoni, Sr., was raised in Europe and wanted the property to “reflect not only the look but the land-use philosophy, now known in the U.S. as new urbanism.”   The desire was to create an area where people could live, work, and shop in the downtown area.

One of the biggest challenges to the project was to address the underground parking structure, which would be situated below the water table.   Structural engineering firms lead by Peoples Associates designed a solution to construct “a pumping station to reduce the hydrostatic pressure and not require a foundation that resists uplift forces due to buoyancy.”  The creative solution saved the project a considerable amount of money.

The Riverfront retail area has become a mecca for foodies and high-end restaurants.  Morimoto Napa Restaurant and Lounge is a 7,500 sq. ft. sushi bar owned by celebrity chef, Masaharu Morimoto of Iron Chef America fame.  The Fish Story, a Lark Creek Restaurant Group, is a sustainable seafood restaurant.  Another well-known Food Network star, Tyler Florence, operates a 2,500 sq. ft. rotisserie style eatery.  Also Napa’s visitor information center is now located in the complex.

Our extensive portfolio is diverse in the kinds of projects we have done.  Conco’s concrete services have been enlisted for projects in healthcare, education, industry, residential, and parking as well as entertainment.  We had the privilege to be involved with the building of the renowned Nokia Theater in Los Angeles, CA. a few years ago.

Nokia Theater Concrete Construction

The Nokia Theater is part of L.A. Live, a complex of retail, entertainment, and sports development that has contributed to the revival of L.A.’s downtown area.  Located in the South Park district of downtown and adjacent to the Staples Center, the complex also contains the ESPN studios and ESPN Zone restaurant/arcade complex, The Grammy Museum, Club Nokia, and the AEG Building.

Primary developer of the enormous project was the Anschutz Entertainment Group (AEG) and the total cost of the project was $2.5 billion. The project contractor on the Nokia Theater and several of the other components was the Clark Construction Group; architect was RTKL Associates, Inc. and ELS Architecture & Urban Design.  Engineer was John A. Martin & Associates, Inc.

Conco’s contribution was to build the two-story below-grade parking structure that provides the structural support for the complex.  One of the several awards the project received for design and construction elements included the Excellence in Concrete Award from the American Concrete Institute – Southern California Chapter.

The 7,100-seat Nokia Theater opened its doors for the first event on October 18, 2007 with a concert from the Eagles and the Dixie Chicks.  In the several years since opening, the theater has become a popular venue for many events including the home of the Primetime Emmy Awards until at least 2018.  It has also hosted the American Music Awards and the ESPYs as well as several finale shows for American Idol.  The former Los Angeles Mayor, Antonio Villaraigosa, said at the time, “Without a doubt, Nokia Theatre…is the cherry on top of the major successes we’re witnessing in downtown.”

Several years ago Conco provided concrete services for United Spiral Pipe to help build a new state-of-the-art spiral welded pipe manufacturing plant in Pittsburg, Calif.   United Spiral Pipe LLC (USP) is a joint venture of United States Steel Corporation and two South Korean firms, the steelmaker Posco and SeAH, a spiral steel pipe manufacturer.

The USP facility broke ground in February, 2008 and started commercial production in January, 2010.  It is estimated that over 320,000 hours of building and construction trade labor was used in the project.  The plant is one of the most advanced and efficient spiral pipe mills in North America to-date with an overall cost of $130 million.  It was constructed to LEED standards and exceeds California’s Title 24 lighting requirements.  The architect and engineer on the project was the Continental Design And Management Group.

USP is a great addition to the city of Pittsburg as well as the whole Bay Area community.  When the plant first opened, it provided 120 new, full-time manufacturing jobs.  That was a good step in the right direction for an area that they had been losing manufacturing jobs.

The size of the new facility is enormous.  The rectangular shaped building is 35 ft. tall, more than six city blocks long, and approximately a block and a half wide.  According to the USP website the “new plant will have world-class pipe making and coating facilities and be capable of producing 300,000 net tons of API specification line pipe per year in outside diameters ranging from 24 inches to 64 inches.”  The massive steel pipes are used to transport oil and natural gas for the expanding North America pipe market.

Conco was brought in on another project to help provide solutions that would reduce costs and save time.  Devon Construction, owner and contractor of the new complex, Lawson Lane Commons in Santa Clara, CA. contracted Conco for concrete services to build a new parking structure.

The 4-level parking garage will accommodate 2,948 vehicle spaces for the new development that when completely done will consist of 638,958 sq. feet of office space and an amenities facility.  The project is being done in two stages with Phase I opened in July, 2012 with two 5-story office buildings and the 2-story amenities building.

Phase II of the Commons will be an addition of two 6-story office buildings and the completion of the campus environment.  The high efficiency buildings are expected to see up to a 30% savings in utilities from the Santa Clara power company.  This development among several others being done throughout the city is adding to the construction boom under the shadow of the massive on-going 49ers Stadium project.

Conco’s solution to building the parking structure cost-effectively and quickly was to use shotcrete as opposed to cast-in-place concrete.  The structure for the Commons has shear walls spanning 310 lineal feet and 40 feet high.  The foundations for the walls were poured, and then three more separate shotcrete pours were done over the course of 25 business days using a total of 390 cubic yards of concrete.

Our design team and estimators projected that using shotcrete saved 24% over what the more traditional approach of cast-in-place walls would have cost.  We saved time and also saved labor cost by eliminating several of the days it could have taken to complete the project.  Furthermore, the shotcrete walls have the same structural characteristics as traditional cast-in-place walls.

During the last several decades, California has been making efforts to replace or retrofit aging and seismically unsafe structures to meet higher standards.  At Conco our concrete services have been used to help out in these efforts.  A project we had worked on several years ago was the new state-of-the-art University of California, Berkeley – Davis Hall that houses science and research facilities.

The project’s contractor was Hathaway-Dinwiddie, the architect was the Smith Group, Inc., and engineered by Forell/Elsesser Engineers.  The cost of the new building was $18 million and is approximately 185,000 sq. ft.  The expanded building now includes the Civil and Environmental Engineering Department as well as the Center for Information Technology Research in the Interest of Society (CITRIS).

According to the University’s website, CITRIS “was established to sponsor collaborative information technology education and research that will ultimately provide solutions to grand-challenge social and commercial problems affecting the quality of life of all Californians and others around the world.”  The building includes nanofabrication facilities, labs, and classrooms.   Some of the types of projects they are working on are technologically advanced medical alert sensors and information systems that will be used to respond to emergencies and disasters such as earthquakes.

California’s UC system has spent more than $1 billion since 1979 and the CSU system has spent more than $480 million on retrofitting buildings.  The intent is to make buildings safer and reduce the risk of damage and injury in an earthquake.  While it has been a huge undertaking, it is believed that the majority of buildings on California’s campuses pose only a minor risk of injuries or death in a major seismic event.
