Conco is assisting with the redevelopment of the UC Davis Orchard Park Student Housing Project, located between Russell Blvd and Orchard Park Drive. Originally built in 1964, Orchard Park provided students with families housing. In 2015, the facility was closed for redevelopment. Currently in construction, Orchard Park is expected to reopen to residents in September 2023.

The full student housing project consists of 11 residential buildings, which include graduate student commons, family commons, a mail & package delivery center, and a maintenance building. The residential buildings are 4-story with slab on grade, and all other ancillary buildings are designed to be 1-story.

Orchard Park will have approximately 613 units holding a total of up to 1,549 beds, with the single graduate units leased by bed, and the family units leased by unit. The bed and units break down into about 189 2-bedroom family units and 1,108 graduate beds. Both family and graduate communities will have meeting space, communal kitchens, an exercise room, and flex space. The graduate community will have communal laundry units on each floor, while the family community will have in-unit washers and dryers. Additionally, the family community will have indoor and outdoor play areas for children.

As for parking solutions, Orchard Park is designed to be bicycle-oriented with focus on alternative transportation. On-site parking will be first priority for the family community, with nearby off-site parking.

Conco’s role is to provide complete concrete services including concrete pumping, concrete reinforcement, concrete formwork, concrete finishing, and shotcrete. We expect to place 8,300 cubic yards of concrete and shotcrete, and 700,000 pounds of reinforcing bar. UCSF Block 34 Mission Bay Parking Garage - Conco

Conco is partnering with Clark Construction to create the Block 34 Mission Bay Parking Garage, a 9-level parking structure for the UCSF Medical Center Campus in San Francisco, CA. Conco’s commercial concrete services include concrete pumping, concrete reinforcement, concrete formwork, concrete finishing, and shotcrete. Additional construction services will be provided by Stantec Architects and KPFF Structural Engineers, Inc.

The garage will be located at the corner of Mariposa Street and 3rd Street, and designed to be as visually open as possible, allowing for higher security and easier wayfinding. It will provide 500 total parking stalls, with 371 for public and campus access, 34 accessible stalls, 31 charging stations, 48 bicycle units, and 16 motorcycle stalls. It will also have an attached Transportation Department Administration Office.

The garage is part of a larger construction project, which will include a clinic building that houses an ambulatory surgery center with 14 operating rooms, and a clinic for primary care, urgent care, outpatient rehab, and more. Both the garage and clinic building will have clear arrival points and enhance the pedestrian and traffic experiences by allowing them to flow through the site. For example, outside of the garage will be designated areas for pedestrians, service vehicles, and drop offs.

Construction began April 2021, and the garage is expected to open to the public in August 2022. Conco will pour about 8,600 cubic yards of concrete and shotcrete, and 2,400,000 pounds of rebar and post tension reinforcement. When viewed from a pedestrian scale, the garage will knit together with the surrounding campus buildings and neighborhood, creating a seamless addition to UCSF.

In mid-June 2021, the Conco Companies began full concrete services on the Modera Morrison project in Portland, a 36,000 SF footprint with two levels of below-grade parking and four elevated decks totalling nearly 120,000 SF. It will be a mixed-use apartment community providing studio, one-, two-, and three-bedroom homes with private balconies.

The community will also feature 11,000 SF of ground-floor retail space, a private garage, and a club-quality fitness studio 1.5 miles from downtown Portland. It’s located in a rapidly developing Central Eastside neighborhood situated between the popular Morrison and Belmont neighborhoods. It’s also conveniently between two of the main passageways leading into the downtown area.

Modera Morrison is designed by SERA and developed by Mill Creek Residential Trust, with KPFF as the structural engineer and Conco as the concrete services provider. Conco was selected for our expertise and exceptional turnkey concrete services and for being one of the top commercial concrete contractors in Portland & Southern Washington.

Conco has previously worked with the Mill Creek team to finish the Modera Akoya project on time and under budget, and looks forward to completing our next collaboration in Mid-December 2021. This will be another proud addition to our portfolio of Portland & Southern Washington projects.

The Conco Companies own and operate two rebar fabrication yards: Rochester, WA (roughly halfway between Seattle and Portland), and Benicia, CA. At these facilities, multiple grades of rebar are cut, bent, and fabricated to meet the exact needs of our construction projects. Our rebar is shaped into columns, wall segments, and other units for precise and easy installation.

Each facility keeps a sizable amount of raw material on hand, allowing uninterrupted production even during market shortages. In Northern California, we can furnish rebar for pickup or delivery from our facilities and provide installation services.

Our latest upgrade is in progress at our Benicia facility

Currently, we’re midway through upgrading the Benicia facility to better serve our customers. The largest upgrade will be the erection of two 70’ tall outdoor cranes that will assist the installation of pre-assembled columns and boundary walls. The outdoor cranes will replace our forklifts, allowing for safer handling and placement of rebar units.

In addition to outdoor cranes, our new equipment also includes:

  • A flash welder used for fabrication of resistance butt-welded spiral hoops. These hoops are used to construct cast-in place-drill hole (CIDH) piling and large columns.
  • An automated double bender that can make precision bends on fabricated bars without the need to manually handle the raw bar.

Conco increases efficiency with new tools and upgrades

Our latest upgrades help us fabricate rebar safely and complete work faster, cutting down the lead time to build elements. With less manual labor required to operate tools and machinery, Conco can place our field ironworkers where they are needed most, reducing delays and allowing us to meet commitments with higher efficiency.

In late April 2021, Conco Companies poured a mat foundation for the 1000 Virginia project, a 45-story mixed use tower. This tower was developed by NASH – Holland Boren & Virginia Investors and is using Conco’s concrete services for pumping, formwork, reinforcement, among others.

This project’s challenges include its location in a tight, downtown area adjacent to a school. Conco is no stranger to navigating difficult construction sites, and has often been selected for our experience in getting our teams inside to do the job. We won this project after making a competitive bid and project schedule that is proven possible by our past projects across the Western U.S. 

When completed, 1000 Virginia will include 454 residential units and 1,000 sf of retail space. It will also include 6 levels of underground and 3 levels of aboveground parking to accommodate 242 vehicles and 397 bicycles. Conco is on track to complete our portion of the job in October 2022, making this our 4th 40+ story tower with Holland Construction, Inc. and 6th 40+ story tower to grace Seattle’s skyline.
